from the looks of the rendering, yes, that would be the only site that makes sense.

damn, sterling bay ain't fucking around!

when was the last SOM-designed office tower built in chicago? 1992's heller international building?

a quarter-century long drought could finally come to an end, and the design looks very promising!

I leave Skyscraperpage for just 2 hours, and all of this gets announced...

Also, that skyscraper planned for Union Station is giving me the "I, Robot" vibes. If Sterling Bay keeps up this momentum, then they're going to recreate the 2035 skyline

^ Of course, Sterling Bay hasn't even been selected as the developer, let alone gone through all of the approvals, etc etc. So this is still quite a ways away

^ Dayum.

Even if they don't win the bidding, this proposal will force all of the other bidding developers to seriously up their game

The rendering reminds me a bit of what was proposed as a headquarters for BP a few years back.

The fact that this is west of the river, it'll make a hell of an impact on the skyline.

I read the article as a 500-space new parking garage in the Fulton Market area, not the Union Station area. It would provide parking for the various new office developments over there. Looks like not everyone wants to take the Green/Pink Lines or a shuttle to Metra. Anecdotally, it sounds like existing Fulton Market tenants like Google, SRAM, etc are frustrated, and potential tenants concerned, about a parking shortage in the area.

Separate from that, the Amtrak garage does need to be replaced by the master developer, but I imagine it would be integrated in the base of the new tower or ideally underground and combined with a pedway expansion. Amtrak needs parking for its own fleet of vehicles and they probably believe some parking is necessary for travelers, but they might accept something less than a 1:1 replacement of the lost spaces. The existing garage is almost never full...

Is a multi-level parking garage qualified to be built in a PMD? I could see it going into the Fulton PMD land north of Coyne College somewhere, though I'm not sure I can think of an obvious spot for it south of Fulton.

I agree in hoping Amtrak replacement parking is built underground with a pedway. I also would love to see this tower be office/residential mixed-use to help give the area more life at night, though the design is great so I won't complain.

The tower also seems to encroach on the just-opened bus turnaround for the Loop Link buses - I wonder if that's just the way it looks in this rendering, or if perhaps the bus area is integrated near the base. There is a pedway from that bus area to Union Station now under Jackson.

Union Station itself can be extended upward - I think up to 20 floors, IIRC, on the existing foundations. Last time they talked about doing that, it was for a hotel, which would bring a little evening activity.

This thing is beautiful, and with Sterling behind it has a good chance. This definitely will make up for the 625 w Monroe proposal(?). This cycle will have some of the nicest additions to our skyline for at least the last 20 years if 130 and this can make it through. Fingers crossed.

In the next 10-20 years Related Midwest, Sterling Bay, Magellan, and CMK are going to dramatically change the Chicago skyline like we haven't seen in decades. Those four developers account for so many billions of dollars of development it probably eclipses all others combined. What differentiates this boom from the last is the fact that all of the large scale projects are backed by established and competent development companies. They're not in the same league as the likes of Shelbourne or Teng. It looks like this boom is only just beginning and 2017 is going to be one hell of a year.
