CBD / USAgencies announces new headquarters in downtown Baton Rouge



Auto insurance company USAgencies is relocating its headquarters to downtown Baton Rouge, the company announced Monday (June 23).

The company, which is based in both Baton Rouge and Plano, Tx., will be move to the top two floors of 440 on Third, the mixed-use development that will occupy the site of the former Capital One building, and has secured naming rights.

Courtyard by Marriott / BR CBD



Developers today unveiled plans and a rendering for an 80,000-square-foot Courtyard Marriott that will be developed on the surface parking lot at the corner of Florida and Third streets downtown. The new hotel will have 147 rooms and eight floors. Construction is scheduled to begin in April or May and is expected to take 24 months to complete. "This is a great corner that is in the heart of downtown," says South Carolina developer Bo Aughtry

Plans for another downtown hotel are also in the works. Developer Mike Wampold has announced his intentions to redevelop the former Louisiana National Bank building—just one block away from the new Marriott site—into a limited service hotel.

Baton Rouge Townhomes - IBM Block / CBD

Plans released to develop five luxury condos on a tract of land on Main Street, adjacent to the IBM facility under development downtown. Each will be four stories, with rooftop outdoor kitchens, according to attorney Charles Landry, counsel for the developer. See renderings of the project.

Carlisle Place : East Suburban / Denham Springs



The city of Denham Springs has announced that construction is set to begin this fall on Carlisle Place, a four-story retail and Class A office building at the northwest corner of Bass Pro Boulevard and South Range Avenue. The 44,000-square-foot structure will house an international movie production studio on the top floor.

Remson | Haley | Herpin Architects is designing the project, which is expected to be completed in the spring of 2016. It will be part of Riverside Landing,
adjacent to West Florida Parkway (I-12) at the Range interchange, being developed by Jacob Fa-Kouri near Bass Pro Outdoor Shops.

OLOL Children's Hospital / SEBR



Our Lady of the Lake has released new renderings and details about its long-planned Children’s Hospital, which will be located on a 60-acre tract of hospital-owned property that runs parallel to Interstate 10 between Essen Lane and Bluebonnet Boulevard.

In a statement released this morning, the hospital says it is getting ready to submit plans to the East Baton Rouge Parish Planning Commission that will detail the proposed project, which could break ground by December. As currently envisioned, the Children’s Hospital will include inpatient beds, an emergency room, surgical unit and a dedicated hematology/oncology unit that will be affiliated with St. Jude Children’s Research Hospital in Memphis. Plans also include development of a connected medical office building.

Details about the square footage of the proposed buildings are not yet available. Preliminary estimates, however, suggest the total project cost will be around $200 million. Fundraising is already under way.

Plans for a freestanding Children’s Hospital at OLOL have been in the works for several years. OLOL acquired the site for the proposed facility in 2008. It is an undeveloped parcel near I-10 behind the Jacobs Engineering Building.
Construction on the hospital is expected to take two years. the facility will greatly expand OLOL’s ability to care for pediatric patients. The existing Children’s Hospital, located within the hospital’s main building on Essen Lane, is just one floor of the main tower. It treats 100,000 patients annually from across Louisiana Mississippi and Texas.

Still waiting on word regarding the Louisiana Children's Hospital in the works being built with donations by Shaq in partnership with OLOL.

River House / CBD South



Ground has been broken on River House, a mixed-use development at 1480 Nicholson Drive. River House will have 224 luxury apartments spread over a pair of four-story buildings, a 34,000-square-foot, three-story office building, 15,000 square feet of retail and a 4,600-square-foot community clubhouse.

Meantime, real estate activity downtown and along the Nicholson Corridor picked up. Construction has started nearby on the Water Campus, which will be a center for river, coastal and delta research.

WATERMARK Baton Rouge / CBD









Mike Wampold announced recently he plans to convert the old state office building at Convention and Third Streets into a 148 room Marriott Autograph hotel. Autograph is a very popular upscale full service brand that Marriott introduced in 2010.

The name recognizes its 1924 origins as the Louisiana National Bank building and its proximity to and spectacular views of the Mississippi River.

Wampold also plans an upscale restaurant in the hotel and is in the process of defining the concept.

The building was constructed in 1926 and was the first skyscraper in Baton Rouge. The state acquired the property in the 1960s. It had housed state higher education offices and the Louisiana Board of Regents.

Construction is now underway, with opening set for Summer 2016.

The Water Institute of the Gulf Headquarters, Research & Interpretive Center / CBD South








The Water Campus released the first images of the new The Water Institute of the Gulf’s Headquarters, Research and Interpretive Center today. Louisiana-based Coleman Partners Architects LLC and global architect firm Perkins+Will have collaborated with Water Campus stakeholders to design the iconic building that will be constructed on the old city dock at the new, innovative Water Campus near downtown Baton Rouge. Construction will begin later this year with completion expected in July 2017.

The building will be headquarters for The Water Institute of the Gulf. It will be located on the historical Baton Rouge City Dock that was completed in 1926. The 33,000-square-foot, $22-million building will consist of an interpretive gallery, exhibit areas, offices, research labs and meeting and conference facilities. The building will be situated on the dock in a way that continues the long history of Baton Rouge business and culture existing along the banks of the Mississippi River.

Rotary Club Centennial Project will allow people to sing with the Mississippi River



Po Shu Wang and the Living Lenses team have been selected to construct the Rotary Club of Baton Rouge’s Centennial Project along the intersection of Florida Boulevard and River Road with a piece that allows people to sing with the Mississippi River.

The stainless steel art piece will incorporate three large spheres, with the largest one in the middle surrounded by two rings coming out of the ground. The tallest ring stands at about 14-feet tall.

Inside the steel will be antennas and receivers that will connect with underwater sensors to provide data into a computer that will choreograph lights and sounds in the middle sphere and allow people to sing with the river.

Nicholson Gateway / SBR

LSU is embarking on a project to transform the Nicholson Drive corridor, the largest underdeveloped tract of university-owned property that is adjacent to the campus core. The project will turn what has traditionally been the back of the campus into an exciting new gateway district. The first phase, Nicholson Gateway, is a 28-acre site between West Chimes Street and Skip Bertman Drive.

Land clearing began last month, with construction scheduled.

Construction has begun on The Lofts @ 6C, a mixed-use development at Florida and North Sixth streets in Baton Rouge.

Developer John O. Hearin told Downtown Development District commissioners Tuesday that The Lofts will have 142 apartments and about 3,000 square feet of retail space. The timetable for development is 18 months, which means an opening by early 2018.

The Lofts will be a six-story development, with about 260 parking spots taking up the first two floors. Plans are to have between 50 to 60 spaces dedicated for public parking.

There will be 58 one-bedroom and 84 two-bedroom units, ranging in size from 700 square feet to 1,100 square feet and renting for between $900 to $1,800 a month. Hearin said that figure includes utilities, but not the tenant parking fee, projected to be about $100 a month.

General Informatics founder and CEO Mo Vij broke ground this morning on @Highland, his new mixed-use office park located on nine acres at the intersection of Highland Road and Bluebonnet Boulevard.

More than two years in the planning, @Highland promises to be unlike any other development in the local market, with a campus-like atmosphere and eco-friendly design akin to those of Silicon Valley tech companies.

General Informatics will be the anchor tenant of the development, which will have office, retail, restaurant and residential space in four low-rise buildings nestled up against the Bluebonnet Swamp. The company will be located in the first of the four buildings—a $20 million, 54,000-square-foot glass and steel office structure that will be developed before the other three.

Downtown Greenway

The North Boulevard Promenade section of the Downtown Greenway has opened following a Ribbon Cutting Ceremony that took place yesterday at 5:00PM on North Boulevard.

This phase of the project has transformed the meandering brick path into an urban transportation corridor for pedestrians and bicyclists. The project features a 10' wide bicycle path and complementary separate pedestrian path or garden walk. Thousands of plants were installed and highlight the beautiful oaks along the boulevard. Water fountains, benches, and bike racks are provided, as well as exercise equipment and signage. The project features green painted bike lanes and crossings, which is a first for the State of Louisiana; having been approved by DOTD.

The North Boulevard Promenade section of the Downtown Greenway is part of a 2.75 mile interconnected network of bike/pedestrian pathways connecting Baton Rouge's public parks and recreational facilities, inner city communities, and cultural attractions through the use of greenways, or linear parks.

Possibly, although Kirby Smith Hall reopened for occupancy in fall 2011 after extensive improvements to the building, bedrooms, and suite bathrooms.

Spencer Calahan has begun work to build a new five-story office building in downtown Baton Rouge near the Pastime Restaurant at 252 South Blvd. that will cost the attorney between $8.5 million and $9 million.

GraceHebert Architects is designing the building, which will be located at the corner of South Boulevard and St. Louis Street. There will be two levels of parking, three levels of offices and a helicopter pad on the roof.“

There is a huge portion of the parking lot next to Kirby Smith that has been taken up for construction of new dorms it looks like. It looks like they are preparing the foundation for a high rise dorm. Unsure about how big it's really going to be though. A lot of construction has been taking place around the LSU campus lately. The Nicholson Gateway began construction a few months ago and that will be adding a lot of new dorms and on-campus apartments already.

If anybody has info on the construction next to Kirby, please share!

A new boutique entertainment center with a bowling alley, live music, restaurant, bar and private event space will open in the fall of 2018 in the Electric Depot, a mixed-used development planned for the old Entergy site at 1509 Government St.. The developers also want to add housing around the buildings and provide a link to a possible train station for a commuter line between Baton Rouge and New Orleans.
