it's amazing how fast a tower goes from concept to construction in this town - big stuff moves faster than three-flats

though this is soils / geo testing...a good sign

Haha, it would have been pretty damn quick if that was the case. I don't think this proposal gone through any of its legally mandated hurdles yet, though. City reviews, community input (read: bitching), etc.

^There was a communtiy meeting for this project in November. It didn't recieve the resistance we would have expected, partly because of its location on the Kennedy, and partly because Related also presented plans for a 50 story building a couple blocks west. That one absorbed the brunt of the usual NIMBY belly aching. A brilliant play on the part of Related. They know (or at the very least should know) they aren't getting fifty floors out of the other site and I doubt they plan to build both towers at the same time. So let the 900 block sit for a few years until construction on this one is complete and come back later with a more modest (realistic) proposal based on leasing figures. Great plan if this is their thought process.

That's still a positive sign. Soil testing costs money

I would think soil testing is a good sign but I dont want to get my hopes up. Is this going in front of the city for approval anytime soon?

That's not a rendering for this project. Its for the Samsung Beijing HQ.

I'd be pretty happy if it came close to looking like that, though.

I don't think they've released any renderings yet, just the elevations.

Oh no shit. I was wondering why there were no chicago buildings. Based on the massing model I thought it would look just like that. Thanks for the correction

I'm hearing that there will possibly be a meeting for this and the other Related proposal January 30/31.

There may be two separate meetings.

I'd assume apartments, but it may be a mix of both with penthouse condos on the top floors?

Is this an appropriate time to talk about capping the Kennedy? Because the longer it takes before they start seriously planning for it, the more buildings like this will be built with an ugly, dead side facing what will inevitably become one of the premier open spaces in the city.

If I were to plan it, I would get rid of, well, almost all the ramps, and build surface streets on the sides to handle most of the circulation. This is similar in concept to the Rose Kennedy Greenway over the Central Artery (Big Dig) in Boston. I would call it Union Avenue, which is the street that belongs at this point in the grid - but prior to construction of the Kennedy, only ever existed north of Madison and south of Roosevelt.

The park would basically be a 250 foot wide median, clear from Van Buren to Hubbard's Cave: eight and a half glorious blocks.

Considering the current financial situation of the city and state, I would say its definitely premature to talk about capping the Kennedy. There are many, many other projects the city is prioritizing its limited funds to. Its a shame, because I would absolutely love to see it happen, but its decades away at the earliest I fear.

I've pretty much gotten confirmation there will be two different community meetings, one for this tower and for the proposal on Sangamon.

Those meetings will be January 30th and 31st.

More details will be forthcoming in a community notification.

I hope someone on this forum can attend. Unfortunately I'll be out of town that week and will miss both presentations. Both need as much support, especially the Sangamon/Randolph tower, as possible.
