Agreed. Also, I think we are prone to getting too worked on on these forums based on initial renderings. A lot of the time, renderings evolve... and choice of materials makes a big difference in the final product.

The Fairmont Miramar redesign looks so much better! It’s shorter*, but way sexier with the glass and curves. And the building take up the entire site.

*For me, height is totally unimportant in Santa Monica. I prefer mid-rise and quality design.

The Fairmont design is gorgeous. I will always prefer good architecture and urbanism to height, and this is a great example of both.

The only aspect I don't love is the comparatively clumsy retail integration on the Wilshire facing side, but that can be refined later on.

I will mourn the loss of The Bungalow, but other than that, I think this is great.

Urbanized stuff from recently:

378 Apartments with retail replacing a trailer park in Santa Monica.







Right next to the Expo / Bergamot Station station. Was supposed to compliment the Hines mixed use that got shut down.

More apartments right next to the beach in Santa Monica (two buildings)

















I really love the architecture and scale of these. 1000 more across LA and we good.

^ Yes, the tower is at the far end, or northeastern edge of that lot, and as far as we know, the entire project is being built in one phase.
