I really like the approach for this development. The ground floor/site plan integrates and adds to the community. The design doesn't do much for me. It would be better without the balconies. I still don't care for the massing. The slab sides are a little too flat.

The setbacks and general form is fine....but the design is fairly lacking. If they atleast improved the podium to something more urban like brick, I'd be fine with this. It seems like it'll almost be filler, albeit very tall filler for this area.

I believe that's marble and limestone on the lower podium

How it will fit in the hood

Yea....I wasn't completely sure if it was concrete or marble....the podium just looks a bit simple, but it'll be fine for a retail space in Yorkville.

My take on 11 Yorkville fitting into the hood:

Wow those are huge. 4th tallest in Canada outside of Toronto if they go ahead as planned.

Good grief! I was thinking that Ottawa proposal would be cut down.....but in fact it's only grown in height. This'll be about as tall as the tallest project going up in Toronto outside of downtown.

That Montreal project looks interesting.....but I won't give much of a comment due to the early renders we're seeing here.

I get bored looking at the Montreal project. Boxy and bulky for both tower and podium. The Ottawa one and, I can't believe I'm saying this, is different. It's all I can think of now.

Is that MTL building really 200m? Why is it so bulky?

Yes, 200 m. It won't be excessively bulky.
