禹銘林穎雅 : Domus品牌營造家的感覺 商廈變身住宅 租金倍升

近年服務式住宅大行其道,禹銘斥資逾三億元,打造三幢服務式住宅,並以「Domus」為品牌,主攻外籍客,其中薄扶林道的Domus PFL預期回報高逾九厘,天后及上環服務式住宅則由舊商廈改變而成,變身後租金倍升。

專訪

禹銘投資管理有限公司董事林穎雅表示,日前購入的薄扶林道七十九號紫荊軒全幢,作價五千九百六十萬元,將打造精品式服務式住宅,物業將改名Domus PFL,斥資一千五百萬全面翻新,並將現時一梯兩伙間隔,改為一梯三伙,提供二十七個單位,面積為五百方呎,估計日後呎租介乎三十五至四十五元,「單位作開放式設計,目標顧客外籍人士,他們喜歡薄扶林區。」她解釋,現時不少外國人擇於區內居住。

Domus PFL千五萬翻新

該物業具地利,對面正是香港大學黃克競樓,附近豪宅林立,不過,前業主卻丟空鋪位多年,禹銘將刻意營造,打算引入Caf'e,除了增加收入後,更有利改善環境,令公寓平添一份悠閒。

旗下位於天后水星街二十三號商廈,完成翻新工程,於月前開始招租,已租出六成五單位,該物業於○五年九月購入,作價約億元,當時每呎二千二百七十五元,市場人士認為不算廉宜,但禹銘用三千萬改造物業,令人耳目一新,租金較同區商廈高一倍。「外牆翻新,擴大窗戶,迎接更多陽光,室內更全白色的。」林穎雅說。

Domus Mercury租出65%

Domus Mercury樓高二十四層,總樓面約三萬三千方呎,提供約六十九個單位,面積由四百九十五至九百八十一方呎,高層更擁有海景,月租金由一萬四千至二萬七千元,租期最短為兩個月。

Domus Bonham主打大單位

上環文咸西街七十二至七十四號商廈,於年前以九千萬元購入,將計畫重建為一幢約六十一個房間的精品服務式公寓,名Domus Bonham,於一年後完成,與薄扶林及天后項目不同,該物業主打大單位,面積七百五十方呎,「雖然樓齡四十年,但舊樓空間大,單位並擁有露台。」

The commercial building at 72-74 Bonham Strand West was purchased for $90 million, and will be redeveloped into a 61-room serviced apartment. It is scheduled for completion in 1 year.


改遷入口增私隱度

服務式住宅相對商廈,租值大增,惟須注入心思與心血,像Domus Mercury請來外籍設計師操刀,「大廈出入口本來設於水星街,他建議將之搬至另一邊,位於巷仔內,我但初時感到奇怪,結果效果很不錯,令物業自成一角,更有私隱度,凸顯豪宅形象。」

棄用奢華 給予家之感覺

Domus名字出自設計師手筆,「意大利文Domus是HOME的意思,我們不走奢華路綫,但物業具特色,給人更有一溫馨的家之感覺。」林氏說。記者 吳琳璇

Not so keen on the bizarre and random colour patterns. Looks cheap, based on the rendering. Hopefully the final product will be better.

It's not so bad. It reminds me of the Westin New York-Times Square. Tacky as all hell, but still somehow enjoyable to the eye and suitable to the area.
