MLS to Nashville may be one step closer

Good news on Nashville's quest for an MLS franchise. According to the TENNESSEAN, a judge has dismissed a suit against the city which claimed the fairgrounds could not be used for a soccer stadium. The Judge said there is no such restriction in the charter.

There were reports that an announcement as to the next two franchises would be made today, but was postponed a day or two for unknown reasons. I am hoping the reason the announcement was delayed was to make sure Nashville settled this matter so they could be awarded a team.

WOOHOO! Serve me up a massive chunk of crow casserole and I'll gladly down it. I, admittedly, was an early skeptic, mainly given the fact that Nashville had never had a professional soccer club at any level, but as it often does, Nashville proved me wrong. You'd think I would have learned by now not to doubt it!

This one could be a real beauty if the rendering is accurate. And it will add more density to the south part of SoBro (SoSoBro?)

Don't forget 1KVB is in that mix of new developments as well. So, is the Stanza actually still in play? It seems there would have been some movement by now and I don't recall there being any announcements regarding ground breaking, etc.

The Lifestyle apartment building will be a good infill development and depending on the external materials they use it should bring some nice architectural interest while still being modern in style.

What's amazing to me is how much property still remains for prime development in SoBro. I hope we see more announcements in 2018 for more office towers and residential towers as opposed to hotels. I recognize that Nashville is a tourist and conventions city, but I really hope that area can be sustained by residential and employment growth. That is what will keep it thriving. You need people density to attract and sustain street level retail/restaurants which so many people want to see incorporated more into the area.

I'm making new updated 'cards' for various projects around town. They may be old news to some, but they provide a chance to update on various project's status.

The Nashville Yards project.
The card relates most of the vitals, however, the lot for the Hyatt Regency, lower right, is currently being excavated and concrete will be formed and poured starting soon.

Much of the rest of the project fronting the railroad yard is undergoing demolition of a large printing house and there will soon be an implosion of a ten story office building to clear for construction on the row of mid-rise buildings shown on the card. The rest of the billion dollar project will develop over time.
One of the developers is the owner of the Phoenix Suns NBA Basketball team.

This is in what I call the West Hyatt Union Station UPtown part of BROadway or otherwise labeled "The Whus Up Bro" part of Nashville.

MLS Stadium and Fairgrounds Improvements.

Not trying to spike the soccer ball after the announcement that Nashville was awarded an MLS franchise (OK, maybe a little), but lost in the glow of the construction of the stadium is the impact on the area and specifically, the fairgrounds.

The stadium is indeed a couple of miles from downtown. Ideally, you would want it in downtown, but land prices being what they are pretty much rule out that location. The Fairgrounds is a great alternate plan as the non-stadium facilities and land will also see funded improvements. And the owners receive 10 acres (not sure if it's owned or long term leased) to develop as retail, hospitality and other mixed-use giving a new kind of life to the grounds.

There will be improvements to the 5/8's mile stock car speedway which once hosted NASCAR events. The fair/flea grounds buildings and arenas will replaced and improved, so there will be a nicer place to see which hog gets the blue ribbon and a better place to watch wrasslin'. There will be beautiful landscaping and the addition of several youth soccer fields in the shadow of the stadium.

The neighborhood itself (Wedgewood-Houston) will gentrify as are all other established neighborhoods in the City. There will be rows of tall skinnies and corner pubs and retail. There are already a number of art studios giving the WeHo (ugh) District a particular character and identity. And there will be a light rail line passing within a corner kick of the stadium on Nolensville Pike.

The stadium itself, with it's 27,500 capacity will no doubt be a popular home for many events, including concerts, a couple of Vandy football games, hopefully Women's soccer and hosting amateur title games in various sports (NCAA Lacross, Soccer?) and why the heck not, an outdoors hockey game.

The stadium will have a huge impact on the southern limits of the urban area and help to transform it into a unique and special place.



The Fairgrounds campus is going to evolve from a dreary, asphalt and gravel desert with derelict buildings worthy of a 'Walking Dead' program to a lively, aesthetically pleasing place with energy and life and appeal. How can anyone not want what the stadium brings?

The Joseph Nashville Hotel developers (Pizutti Co.) have announced they will be announcing details regarding financing and construction soon.




ARQUITECTONICA are the architects.

The Nashville Yards developer released some revised (slightly) renderings of the proposed development.

Details;


Looking like they will start work sooner than later on the three mid-rise buildings facing the railroad yards (hence the name, Nashville Yards - get it?).

The 5th+BROAD project has almost completed the excavation phase and has installed a tower crane base. It will consist of a 26 story, 501 Commerce Office Building, a 34 story apartment building, a large retail block and the National Museum of African American Music (NMAAM). The site was the location of the original, one and a half block sized convention center which has been replaced with a six square block sized Music City Center. Several proposals were reviewed and the submittal from the Emery Spectrum group was accepted.
Local architects, Gresham and Smith were assigned design responsibilities. After several delays and the according penalties, Spectrum team up with Oliver McMillan out of San Diego to oversee development of the retail portion of the development.

And the National Museum of African American Music which was required by the city of any developers. Renderings show signage depicting an image of Jimi Hendrix was played at clubs in Nashville early in his career.


The development is rising across rom the Historic Ryman Auditorium.
