Up till the late 90s Swanson frozen diners were manufactured at a plant on the northern edge of downtown Omaha. Development has new stretched beyond the property and the factory has since been demolished and paved for a parking lot in anticipation of future development. The latest proposal includes:

350 room Marriot Hotel
280 apartments
140,000 sq feet residential/office space
61,300 sq feet entertainment/retail space
Cost $174 million
Anticipated completion December 2014

This is a great project, I hope it comes to fruition. I tend to root for the smaller cities throughout this country, and the ones that haven't seen massive development in the 21st Century on par with some of America's larger cities. As cities around the country continue to grow, towns like Omaha and Des Moines will be just as vital to young new urbanites as the big boys like Houston, Chicago, etc.

It was announced this winter. Most of us in Omaha are assuming they will be waiting until after the College World Series and Olympic Swim Trials over the next month. That parking lot will get used as it is 2 blocks from the baseball stadium and right across the street from where the swim trials are being held.

I am hoping for an August/September start, but that is just me guessing.

It is certainly nice to see something with a little more height downtown. We have had our fair share of 4-8 floor infill downtown, although important it doesn't really catch the attention to people without a high interest in urbanizing Omaha.

It is too bad TD Ameritrade decided to build in the suburbs. Their 230 ft building would of been nice downtown.

Dissapointed the "Wall" tower did'nt get built. I think something could happen in a couple years! Any large office developement DT in the next 2-3 years?

Yeah Wallstreet Tower fell victim of the poor economy. Now it is an entire city block that has next to no up keep, weeds growing everywhere. Hoping someone buys the land soon. Although the Hyatt Place that was part of the tower decided to build an 11 floor building elsewhere downtown, which is awesome.

As I mentioned above our best shot at new DT office space was TD Ameritrade who went to central Omaha with their new HQ tower. There is some slight hope for two possible office projects. It was recently released that the DT office vacancy rate has dropped below 8%. Could be close to a point where spec office space would make sense. The other is a lot of connecting dots without much hard evidence. But some have been speculating and a rumor is out there that Japanese giant Marubeni Corporation could be looking at putting their North American HQ in DT Omaha. It would in theory be centered around Omaha company Gavilon which Marubeni recently bought for $3.6 Billion. Some geotechnical work has been seen at the rumored location.

Been pretty slow on the skyscraper front in Omaha since '04, you can probably tell some of I am a little antsy for some new construction.

Developer came out and said the project was delayed b/c they were having trouble landing a hotel operator given the economy. That has been taken care of and they have done all the environmental work that is needed. Must go before planning department and city council and construction is expected to start later this year.

This was approved for $35 million in TIF funding by the Planning Department this past week. A few of the details changed a little. The specs are now:

350 hotel rooms in a Marriott brand.

250 apartment units, down from the original 280.

100K sq feet in retail/entertainment space, up from 61,300 sq feet originally.

Office space stayed at 140K sq feet.

The entire project cost went from $176 million to $205 million and the finish date was pushed back from Dec 2014 to Dec 2015.

This is going before the city council on July 30, asking for $35 million for TIF for the over $205 million project.

I like to root for the smaller cities as well. They include Des Moines, Louisville, Omaha, Birmingham AL, Tulsa, Winston-Salem, Dayton, Rochester, Albany, Syracuse, Richmond and Worcester to name a few.

Also said that the project would create 1000 construction jobs and 750 full time jobs once the project is complete between the retail, hotel and office space. It includes 750 parking stalls "beneath the centrally located plaza" as well.

TIF request passed 7-0 yesterday. Construction is expected to start Spring 2014.

KETV NewsWatch 7 has learned when construction will begin on Shamrock Development's $200 million project at the intersection of 10th and Capitol streets.

The developer plans to break ground on the site June 20.

Construction is underway on the new $205 million Capitol District in downtown Omaha.

City officials broke ground Friday on the 5.4-acre project between 10th and 12th streets from Capitol Street to the interstate near the CenturyLink Center.

"Big day for Omaha, big day for the state of Nebraska," said Gov. Dave Heineman.

By spring 2016, there will be a 333-room Marriott Hotel, 225 apartments, 125,000 square feet of office space, 90,000 square feet for dining and entertainment venues and 500 parking stalls.

Nearly a year after the groundbreaking ceremony construction barriers are now on site.
