Despite building boom, rental vacancy at historic low

...According to a new housing report by Cushman & Wakefield, for the third consecutive year, the Salt Lake Metro’s multifamily housing market is considered fully occupied.said Kip Paul Executive Director, Investment Sales at Cushman & Wakefield’s Salt Lake office. The report authors also note that the metro area’s 2.6 percent rental vacancy rate is the lowest ever reported in the region.

A healthy rental market has a vacancy rate around 5 to 6 percent. This is the sixth consecutive year that the residential vacancy rate has been below 4 percent. Despite the low vacancy rate, the number of multifamily units under construction is the highest it has been in 30 years. The report’s authors argue that new multifamily projects in Salt Lake County are not being built fast enough to keep up with demand and call for slightly higher levels of development to ease tight market conditions...

I'm guessing these pictures are a few weeks old. As of a week and a half ago there was already a significant amount of steel rising for the terminal.

Jefferson Walkway Project
Built by Benchmark Modern, Jefferson Walkway consists of six new detached for sale cottage homes as well as one older house that has been relocated several yards to the south
and will feature a new accessory dwelling unit (ADU) over a garage in the back of the restored home. The development sits neatly in between single-family homes and is directly east
of the 900 South TRAX station. Each two-story home features an outdoor patio. Parking for the cottage homes will be an uncovered space off the north/south alleyway that bisects
the development.

Ruby Townhomes Project
The Ruby development includes 12 for sale townhomes on the west side of West Temple between 800 and 900 South. The project is by CW Urban and will consist of four buildings,
with garages accessed from the interior of the lot. Three lots were combined for this project, two vacant, and one with an older home which was demolished. Six of the units will front
West Temple and the other six will front the alley running behind the development.

The Alinea Lofts
A mixed-use development by LandForge Inc., Alinéa Lofts is under construction on the northeast corner of 900 South and 200 West,
north of the Central Ninth Market and just east of the 900 South TRAX station. This project will have 24 for sale units that will be mostly
townhomes with some condo units above groundfloor retail space fronting 900 South.

The C-9 Row House
While the Central Ninth Market appears to be a finished project, it is actually the first phase of a two-phase development. Atlas Architects plan to build the C9 Row Houses,
a four-unit single-family attached development that will be directly south of Laziz Kitchen and the Central Ninth Market.

The Greenprint Apartments
This development is a first for Salt Lake, a micro-unit rental community. The project contains 60 small studio-style units to the west of the 900 South TRAX station and is now leasing. This transit-oriented development has no on-site parking for residents. The project by Ruff Associates, replaces a single family home and a vacant lot and is targeted to people wanting a small living space as apartments will range from 250-350 square feet.

Washington Street Townhomes
Built by developer Daniel Jensen, these five rental townhouse units on the east side of the 900 south block of Washington Street are nearing completion.
Jensen is set to begin work shortly on the buildings to the north of this project. He will expand and add a second floor to the existing buildings for a total
of 5 additional units in phase two of this project.

TAG 945 & 950 Projects

Developers, TAG SLC*, plan to build two four-story apartment buildings on Washington Street. The buildings, TAG 950 and TAG 945, will occupy opposite sides of the street. Both buildings replace single family homes on small lots, 0.18 acres and 0.14 acres respectively.

Construction is expected to start on TAG 945 in the fall and on TAG 950 in 2018. Both buildings will be consist of three floors of residential living space above a ground-floor parking structure.

The TAG 945 building will consist of 12 residential units. Each unit will be around 800 square feet with six one-bed/one-bath units and six two-bed/one-bath units.

TAG 950 will be larger with 18 units that will be a mix of 0ne to three bedroom units. TAG 950 will replace a boarded-up home.

200 West Apartments
The 200 West Apartments built by Knowlton General will feature 50 one-bedroom units with a 30-stall parking structure and 20 surface spaces.
The three-story building is less than a block from the 900 South TRAX station and is built right up to the street level.


The 200 West Apartments are on the 900 south block of 200 west just north of the I-15 on/off ramps.


The TenFifteen Apartments
The nearly-completed 1015 Apartments were designed by Tuttle and Associates Architects and contains 54 residential units,
11 of which are reserved for renters earning 50 percent of the area median income (AMI). The four-story building is built right up
to the street level and includes 54 surface parking spaces that wrap around the back and south sides of the structure.

C-9 Flats
The C9 Flats will consist of two six-story buildings that will be connected by a sky bridge. The project will consist of 97 residentail units.
The project spans the block along Goltz Avenue between Jefferson Street and 200 West. Construction crews are currently working on the parking structure.

Nestled halfway between the 9th and 9th and Central 9th neighborhoods, two of the most popular in the city, the 100 East block of 900 South is not an area usually on the radar of developers. But for couple and development team, Tessa Arneson and Tim Watcke, the block has the potential to be another key activity node on 900 South with the development of the Maven District, a newly opened lifestyle and wellness center between Edison Street and 200 East on 900 South.

“We want to almost create a mini 9th and 9th here,” said Arneson...

...The Maven District consists of a combined 25 leasable commercial units in three of the four buildings on the block, two of which were renovations and one, two-story new construction building. Downtown & Central City - The 400 South Corridor continues its evolution

Development along the 400 South Corridor in the Central City and East Central neighborhoods continues to evolve with three large complexes in various stages of completion on or close to the TRAX Red Line to the University of Utah. The three projects: Moda Bonneville, Liberty Boulevard and Block 44 add a combined 631 residential units to the corridor.



Moda Bonneville
The Moda Bonneville, opened this summer. The Moda Bonneville, on the 200 South block of 500 East, features 158 units above a parking podium. JF Capital is the developer. Rents start at $1,240/month for a 545 square-foot studio and go up to $1,980 for the largest two-bedroom units which come in at 1,115 square feet. The project is just two blocks north of the TRAX Red Line Trolley Station and is adjacent to several restaurants and eateries on 300 South and 500 East. The Bonneville is also along the high-frequency 205 bus route and is adjacent to the 300 South bike lane and a GREENbike station.

Liberty Blvd.
Cowboy Properties continues to be busy developing in the capital city. The prolific developers are building the Liberty Boulevard Apartments on 700 East between 400 and 500 South. The 266-unit project will front all three streets. Along 400 South it’s tucked in between Litza’s Pizza and the Chuck-A-Rama Buffet. On 700 East the project fills in the space between Ruby River Steakhouse and the X Wives Place bar. Drawings indicate a commercial space on 400 South. The project is well situated to transit being within two blocks from the TRAX Red Line Trolley Station and 900 East Station. The project is also kitty-corner to Trolley Square and within easy walking distance to Whole Foods, Trader Joe’s, Smiths, Natural Grocers and many restaurants and businesses.

Block 44
Coming Spring 2018 is Block 44 by the Wright Development Group, a 210-unit residential development on the 300 East block of 400 South. Initially, plans called for a mixed-use development with groundfloor retail but that was scraped with the new developer. Block 44 will now be all residential, with walkup units ad several residential amenities at the street level. Three five story residential towers will rise over a two-story parking structure that will be wrapped by the ground floor uses. The project’s scale and lack of ground floor retail was a catalyst for the city to pursue revisions to the Transit Area Zone regulations.
