If I were a betting man, I would bet that the blank space between the SuperTarget and Kohl's is a bookstore (Barnes and Noble or Borders).

Here's some more good news.

By Sioux Falls Business Journal
Thursday, 15 November 2007

For the fourth consecutive month, passenger boardings at the Sioux Falls Regional Airport reached a record high.

Boardings on commercial flights totaled 35,680 in October, eclipsing by about 1,000 a record for the month that had stood since 2000. Through the first 10 months of 2007, boardings are up 5.8 percent from the same period a year ago.

New flight service has helped boost boardings. In the past 16 months, service in Sioux Falls has been expanded to Atlanta, Salt Lake City and Phoenix.

Looks like you folks may finally be able to move Best Buy out of that small location at Western Mall. Looks like an awesome development. We got a similar thing planned in South Fargo, but it's something like three seperate smaller developments, rather than one big one. Also good to know SF will finally get another Target. You guys really need one.

The Best Buy is a second location. They aren't going to close the one in the Western Mall. In fact, the Kohl's is also going to be a second location.

Cant wait for the Dawley Farm project to get started. I remember reading somewhere a couple years back when the east side Walmart opened that residents in the Split Rock Heights development didn't like the idea of so much development near them.

How tall is the Court house expansion going to be?

Also i was wondering if the Uptown at the falls project has started any construction?


One last thing, are there any new project going on or soon to be going on downtown???

i think they're adding 2 floors to make the court house 7 floors
From what I understand, new construction on the Uptown project wont start until spring. Renovation of a couple buildings along Main ave. are nearing completion I think the project website is www.uptownatfallspark.com
I think my earlier post listed all of the major projects going on downtown

Exclusive tour of SF 1st LEED building!

As you know, the aforementioned Cherapa Place is a urban catalyst for Sioux Falls’ East Bank. No mention of its green ambitions though. Sustainable buildings are the future. It will be the first in SF to obtain LEED (Leadership in Energy and Environmental Design) certification. The $25 to $30 million project is shooting for Silver or Gold LEED Certification (TBD). The Visual Materials Museum and Courthouse Annex are also in certification process. After a recent tour, here now are some of the project‘s ‘green’ details:

TRANSPORTATION
Preferred parking for hybrid vehicles
Access to mass transit (bus)
Locker/shower rooms for bicyclists

Here is an interesting link showing the annexations completed or in progress during 2007. It's pretty rapid, and the city is eating up a lot of undeveloped land on the edges. I suppose that is a good sign for future growth, given the problems nationally for the housing sector.

What's really interesting is you can see the shift toward the eastside especially as you go back through previous years. I know the city has estimated that the east side alone will account for another 80,000 people over the next couple of decades.

Here is a link to an article in today's paper about suburban districts building schools in Sioux Falls.

This brings interesting discussion on funding once the SF School District becomes landlocked and doesn't have the luxury of new development for funding new schools. In Lincoln, Nebraska, the school district there has the ability to annex land out of neighboring school districts so the district boundaries can match the city limits. My worry is the SF School District could, at some point, become an urban district with a stagnant tax base, and all the problems that come with that.

Long Term Growth

Below are some images I created for a project I'm working on. They are a little rudimentary, using just Google Earth, but I think it's interesting. The image of 2005 is just a basic outline of developed areas as they existed two years ago. The image of 2025 is based off comprehensive plans adopted by the communities and current growth trends, and the image of 2040 is fairly speculative, but I believe realistic nonetheless. Metropolitan population projections are from the City of Sioux Falls

The latest Census estimates for South Dakota show 796,214 people. This is an increase of 7,747 over 2006 and 41,370 over 2000.

This is a re-calibrated estimate over what had been estimated at this time last year showing about 781,000 people. Since county and municipal estimates are based off the total for the state, I expect to see more accurate figures for Sioux Falls and surrounding towns when those are released next summer.

In other news, the airport posted record boardings for November and is up around 9% year to date over 2006 (record year).
