Silverstein scraps 1,100-foot Midtown tower for two shorter buildings.

In the latest turn of events, it’s now speculated that the development firm has ditched plans to build a 1,100-foot tower there for two comparatively smaller towers, Crain’s has learned.

It now seems that Silverstein is interested in building the project in two phases. The first phase could see the construction of a CetraRuddy-designed residential tower that would span 600,000 square feet. Money generated from that development would then likely fund a second, larger tower with 1.2 million square feet of commercial space.

The firm, led by Larry Silverstein, has filed a permit application for a 723-foot building at 520 West 41st Street, part of a block-wide development site between 10th and 11th avenues. The building will house 499 units across 547,718 square feet of residential space, with another 63,000 square feet of commercial space, the filing said.

Silverstein picked up the site, which formerly housed a Mercedes-Benz dealership, for $115 million in 2015.

Initial plans called for a 1.8 million-square-foot tower with the address 514 11th Avenue. The tower was to house 1,400 luxury apartments with 300,000 square feet of retail space. In 2015, Silverstein struck a deal with the city to reserve 30 percent of units as affordable. But at one point later that year, the developer put the entire site on the market.

In January, Silverstein was considering a two-stage development at the site, similar to its approach at Silver Towers, a 1,300-unit complex at 620 West 42nd Street. At the 41st Street property, the developer said it could start with a 600,000-square-foot condo and then follow it with a 1 million-square-foot office tower.

It's a Larry building, so I'd expect another boring glass monolith. Not expecting anything exciting here design-wise as the man has little interest in good design.

An improved Silver Towers would be ideal. On the plus, 2 for 1 is always better. Good way to capitalize on the demand. I just hope the unit count is high. The original tower (super tall) would of had 1000+ units.

There is life. The FAA is evaluating a submission from Silverstein for a 758' tower, with construction noted to commence in the new year.

Well, I would certainly prefer a 1,100 ft. tower but two 760 ft.+ towers aren't bad.

At the least, they'll help fill in the West Side skyline. And hopefully the second tower will be taller.

The second tower will be an office building, likely taller and larger.

New Design For Silverstein’s Massive Two-Towered 520 West 41st Street Revealed, In Midtown West

YIMBY has an exclusive new rendering, which is possibly the final design, for 520 West 41st Street, located in Midtown between Eleventh Avenue and Galvin Avenue. Silverstein Properties, the owner, has hired CetraRuddy Architecture to design the estimated one million square foot mixed-use project consisting of two glass towers atop a substantial retail podium. Leeding Builders Group will be the general contractor.

The featured image shows two towers enclosed in curtain walls of glass. The shorter tower features several landscaped interstitial spaces that break up the monolithic profile into multi-level volumes. A large podium section with several high-floor ceilings appears to occupy the lower levels, a likely indicator of commercial retail space. The structures should make a substantial impact on the western portion of the Midtown skyline, and recent submissions to the FAA indicate the taller building will stand 758 feet to its rooftop. A swimming pool can also be seen on the rooftop of the lower floors.

This is the last full-block parcel that sits adjacent to the westbound side of the Lincoln Tunnel. Silver Towers, the twin glass towers owned by Silverstein, are located at 620 West 42nd street, and were one of the first tall projects to rise in the neighborhood ten years ago. Other relatively tall skyscrapers around the vicinity include Extell’s 555 Tenth Avenue, across the street from 520 West 41st Street, to the east.

520 West 41st Street was once home to a large Mercedes Benz showroom and dealership, which was demolished in 2015 after Silverstein Properties purchased the site for $115 million. Several building massing studies and design changes followed thereafter.

One of the most noteworthy schemes was for a 106-story mixed-use tower that would have brought 1,400 units to the area, with thirty percent of the homes being affordable. The skyscraper was proposed to rise 1,110 feet high, but the project stalled out during the city’s Uniform Land Use Review Procedure (ULURP).
