The application to the LPC covers another existing three-story building at 423 Broadway, pictured above in the red brick. Unlike 419 Broadway, that structure will be retained and completely refurbished, with the retail frontage redesigned to match the new neighbor next door.

Current plans also need approval due to irregularities in the proposed zoning envelope. Instead of the 141′ as-of-right bulkhead height, the project will top out 136′ above the street, rising eight floors instead of a possible nine. Besides the slight height reduction, the top floors are also set to retain the street-wall through the columned parapet, in another positive modification relative to what is required by law.

In a twist on the cast-iron architecture that dominates the blocks of SoHo to the north, as-proposed, 419 Broadway would have an exterior of cast zinc panels mixed with painted aluminum windows. Up above, columns along the edge of the eighth floor will also be cast in zinc.

^lovely, though the 3 story should be demoed and built up to its neighbors 6 story height.

Permits have been filed for a 19-story hotel to be built at 157 West 24th Street, between Sixth and Seventh Avenue, in Chelsea. The site is less than a block from a Whole Foods grocery store and has easy access to subway stations along 23rd Street, including the F and M trains on Sixth Avenue, the 1 and 2 trains on Seventh Avenue, and on Eighth Avenue, the C and E trains. Jin Sup An’s 157 West 24th Street Lodging LLC will be responsible for development.

The 179-foot tall structure will yield 19,850 square feet, all of which will be dedicated to the commercial hotel. The building will bring 77 transient units to the neighborhood, at an average size of 257 square feet apiece.

Few amenities will be offered, with a lobby, reception, and lounge being the only space available for guests outside of their rooms, not that it’ll be needed considering the liveliness of the area.

Sung Ho Shin Architect will be responsible for the design.

Demolition permits were filed in July. An estimated completion date is not yet known.

Filings have been submitted for a 25-story hotel at 842 6th Avenue, in Midtown Manhattan, between 29th Street and 30th Street. Demolition permits have already been pulled for the existing seven-story building. The site is just a few blocks away from the Empire State Building, Penn Station, and Madison Square Park, and sits within the burgeoning Midtown South hotel corridor.

The 315-foot tall structure will yield 77,900 square feet for residential use, making it a fairly slim structure, with a floor area ratio of 10:1. Guests will have access to a reading lounge, boardroom, fitness center, and break room in the cellar. Outdoor amenity space, lounge, and two bars will occupy the third and fourth floors. The remaining floors above will have eight units per floor, with 168 rooms in total.

Subway Stations are nearby with about as many lines as one would expect for such a high-profile location. The 28th Street Station, on 7th avenue, is a few blocks away and serviced by the 1 and 2 trains. The 28th Street Subway station is a few blocks East on Broadway, which is serviced by the N, Q, R, and W trains. All these lines service the 34th Street Station, accompanied by the B, D, F and M trains.

AESI Professional Architecture will be responsible for the design, and an anonymous LLC is listed as the developer.

A long-dormant East Harlem development may finally be moving forward. Over the weekend, a permit application for 201 East 125th Street was filed with the city’s Department of Buildings. It’s notable both for its size—the building in question will rise 19 stories and have more than 400 apartments—and for its location, on a parcel of city-owned land that’s part of the larger redevelopment of East 125th Street.

A spokesperson for the NYC Economic Development Corporation confirmed to Curbed that this particular building is part of what was once known as the East Harlem Media, Entertainment, and Cultural Center. The project, which is being developed by a consortium (including Monadnock Development and Richman Capital) under the name East Harlem Redevelopment LLC, has since been renamed E125.

According to the DOB filing, S9 Architecture is the architect of record for 201 East 125th Street, and it’ll be built using some type of modular construction. (We’ve reached out to S9 for comment, and will update with any new information.) In addition to 404 apartments, the building will have both bike and car parking, a dedicated community facility, nearly 61,000 square feet of retail space, and some form of outdoor communal space.

The 198-foot tall building will yield 35,590 square feet of space, all of which will be office. There will be a lobby and below-level building storage.

The "pile" next store is being demolished and replaced by a new condo tower. They've been in litigation for years.

As I understand it, in new construction in NYC now, they have to do that if they build right up to the property line. They're anticipating that a new building as tall or taller may be built on the neighboring lot, so it would be shortsighted of the developer to place windows where they may be covered up in 5 years. I've also seen this a ton in a lot of the new buildings in LIC as well, and you may see this being an awkward issue when they attempt to build up to the property line next to prewar buildings, and windows have to be permanently obscured.

The 72nd Street-Broadway Subway Station is just an intersection away, serviced by the 1, 2, and 3 trains. Further down, two avenues to the East is the 72nd Street station on Central Park, serviced by the A, B, and C trains. Manhattan-based SK Development will be responsible for the project.

The 219-foot tall structure will yield 30,650 square feet, with 29,560 square feet dedicated to residential use, and 1,090 square feet for commercial-retail use, to be situated on the ground floor.

The site will yield 20 units, with one per floor. The residences will average 1,478 square feet apiece, indicating condominiums. Tenants will have access to bicycle parking and recreation space on the second and third floors.

GreenbergFarrow will be responsible for the design.
