About time, I like the size of this building. I am really hoping we see more buildings that are similar size to this one popping up in the West End. I really want to see that area become a really urban downtown neighborhood.

Are they really going to name this "Sky3 Place" or is that a working title for the project? ...or is this another case where the building will have a name, and then the apartments (which make up 95% of the building) will have another name?

Any thoughts on how soon the Jefferson West will be torn down?

The Jefferson West apartment building on SW Jefferson between 11th & 12th is officially a goner. It's been fenced off and is being dismantled. According to notes from a recent neighborhood meeting, hazardous materials are being removed currently, and demolition is scheduled to begin in mid-August, starting on the SW 12th side of the building, using grapplers
and
excavators, not wrecking balls. Apparently, they're not going to use pile drivers for the new tower, named Sky3. I live in the neighborhood, so I appreciate that! The crane is scheduled to go up in late November, and the name Sky3 is a reference to the Sky Trio, the house band of a club called the Jazz Quarry that was in the Jefferson West years ago. I hope they use decor for the lobby along with a plaque and info to explain the name and give a sense of purpose for it - otherwise, it's kind of silly... but, whatever. I'm excited to see this one finally underway!

I don't think I've ever actually seen a wrecking ball in operation. Are they ever still used?

I have no idea. I was just sharing a bit of info from notes I'd been given from a neighborhood meeting where the developer of Sky3 discussed the new building and addressed neighborhood concerns, especially in regard to noise. I've never seen a wrecking ball in action either, and frankly, I wouldn't mind seeing a violent end to the Jefferson West! ...ok, maybe not... I am quite excited about the lack of pile driving for the new tower though. After PAW, this is the tower I'm most looking forward to seeing rise (because it's in my neighborhood). Construction was supposed to begin back in 2009, immediately after Ladd Tower was completed. But the economy, blah blah, and the project ground to a halt. My fear was that the site would sit abandoned for ages. It has changed considerably since the original plans from nearly a decade ago. I'm so glad to see it finally begin.

Photos: Demolition begins downtown; tower in works

Demolition began last week on a half-block structure in downtown Portland, drawing a crowd of curious spectators. Konell Construction & Demolition Corp. will spend about six weeks clearing the site, located on Southwest Jefferson Street between 11th and 12th Avenues.

Puyallup, Wash.-based contractor Absher Construction Company will build a 15-story, 196-unit mixed-use project, called Sky3 Place, on the site. The Ankrom Moisan Architects-designed building will contain around 10,000 square feet of ground-floor retail space and two levels of underground parking. The project’s developer is Las Vegas-based Molasky Group of Companies.

For a second there I thought this was the location of the Plaid Pantry, but then realized this photo was taken from the parking lot of the Plaid Pantry. I would love to see the Plaid Pantry move into this new building and have their lot and the parking lot next to them built up with a 15-25 story apartment building......you know, if we were playing Devil's Advocate.

I'd swear there was a proposal for the Plaid Pantry site, along with the surface parking lot next door on the corner of 11th & Columbia. Maybe it was a pipe dream sort of proposal about potential PSU housing, back in the boom days shortly before the great recession. I really can't recall. I have to assume that, at some point, that land will become too valuable and somebody will swoop in to develop it. Time will tell, but it's probably a decade or two away.
