The ground floor is so squashed. The city should have a 18' minimum height for ground floor. I personally don't think any non-townhouse units should start below the 3rd floor. If people actually lived in all these condo units downtown, we won't have nearly enough retail space to serve them all.

It's the height limits and profit margin that's doing it to the retail units. No planners would have to worry how they design the CRU/retail podiums if there are no height restrictions. People here are also conditioned to fear malls or larger retail centres in this town. Hence we get this uninspiring "human scale" retail. Another good opportunity wasted I gotta say.

Loving how this building is turning out! Pretty cool to see the details that I didn't notice in the rendering come together in real life.

Kinda wish the fritted glass was more pronounced, but you never know once it's all installed Might not be needed.

That explains the frame on the top edge.
The right-most version is a steel cut-out of stripes (presumably to be inset, backed or fronted by glass as the gaps are wide),
whereas the left-hand versions are striped fritt on glass.

There never is enough retail in downtown Vancouver, and that's why people drive so much to go elsewhere, with hardly anyone walking the dead streets to do their errands in residential areas, unlike cities such as Toronto (Yonge, Queen, Dundas, Spadina, Bloor, Cabbagetown, etc) or Montreal (Plateau neighbourhood, St Catherine, Sherbrooke, Gay village, Old Montreal, etc).

However, with the Arc completed, and together with the Plaza of Nations and Falsecreek North lands redeveloped, the vicinity would be the first new retail neighbourhood centre created in this city in decades.

Also the city should be planting more of that tree variety than those maples. Early November and they still look great!

The stripes look randomized on the curvey sides, but there's that one out of place panel on the end.
