You know it really isn't that bad. The interior looks off the beaten path, and I love the lofted floor plates. Question: In the specs it mentions the mullion dividing the windows, but what is the material? Usually, it's a refined steel but in one of the closer renderings, it sort of looked like it could be glass. That would be really cool.

As will the southern views from 3rd + Shoal. I'm for density, but a while back Kevin made a comment about how the lack of density at least made it so you could clearly see each building in all their glory from all angles which I agree with. The sun will never shine in the windows between these two buildings, which is ok...if you are a vampire...
And since this cluster is relatively the same height, there will be very little if any value add to the skyline. Frankly, to me, they are too close.

How did this tower avoid the same setbacks which were required of the Austin Proper tower?

The centerline of the creek veers West as you move North up to the property line.

Page 23 shows the setbacks that do exist in the current plans, though they don't define the building as much as they do for Proper because the property is further from the creek centerline.

OK, maybe I have "bad taste" or something, but I LOVE this building. I was prepared to hate it in advance based on the description, but what they're doing with their "office space on a massive parking garage" is surprisingly attractive and the ground floor looks superior to most of the other new skyscrapers in town. Love the tiered decks, and the interior space looks beautiful as well.

Also, I love the density factor. We've got plenty of blank space between towers all over downtown, is it really going to cause anyone canyon fever if we have one small area that looks like a real city? I'm just totally diggin' it, and it will be a nice complement to the Proper.

I love actually looking at the people in the renderings. Like, really looking.

Example A. Girl with monitors WAY too far apart



Who has that much cube space?

Example B. I-don't-even-know



Is he a pirate? Or is he just be-bearded, wearing capris, sandals and a low cut T-shirt/blazer combo? Is that the demographic for Third + Shoal?

One other thing that made me laugh in the marketing. "Unobstructed views of Shoal Creek and Lady Bird Lake" - yep, unobstructed for the silver of the building that peeks around Austin Proper's setbacks, but I'm pretty sure the remaining 90% of the building has their lake views absolutely obstructed by Austin Proper. Marketing magic.

Just out of curiosity, how long would it take to get from a 12th floor parking space to the street? Especially when everyone and their dog is getting off of work around the same time?

I have some experience here. When I lived at 360 I parked on P8, which was a maddening experience over time. Usually that took about 5 minutes if you weren't behind someone driving 2 mph...HOWEVER, when I leave work at 5pm in the AMLI garage there is already traffic inside the garage from the streets. That can take over 10 minutes and it's only 4 levels...not a very effective solution for a downtown.

My thoughts exactly...a traffic jam before you get to a traffic jam...which leads to 35 or Mopac...which are essentially always traffic jams...

A really long time considering the small footprint of this building. It's going to be awful. Maybe employees will be paid overtime for the 45 minutes they spend sitting as everyone tries to back out at once.

That amount of parking is basically assuming everyone is commuting by car, which is not something the city should even want to promote. Allowing this much parking to be built is sending Austin in the wrong direction.

As I said on The Shag - it looks like the next door neighboring condos are going to lose some of their views altogether. Owners may get a little ticked about that.
