Ongoing demolition of at 3 West 29th Street, to be replaced by a 50+ story tower. 19th century Bancroft Building is gone, while 8-16 West 30th Street is being prepared for demo.

The ground floor will hold 5,800 square feet of commercial space and 3,800 square feet of community facilities, topped by 18 floors of apartments. The second through fourth floors will host 13 to 14 units each, followed by 24 or 25 units per floor on the fifth and sixth floors and eleven apartments each on the remaining stories.

A parking lot on the first floor will accommodate 120 cars—more than the 93 spaces required by zoning.

SLCE Architects applied for the permit, and Lipa Friedman of Halcyon Management is listed as the developer.

An 11-story condo building may replace another one of Fourth Avenue’s auto shops. New building applications were filed this morning to erect a 118-foot-tall residential development at 243 4th Avenue, between President and Carroll Streets and just a block south of the R train stop at Union Street.

The 35,500-square-foot project will have 3,171 square feet of commercial space and a little 271-square-foot community facility on the ground floor. Residential will begin on the second floor, with 2 units each on the second through seventh stories and full-floor units on the eighth through 11th floors. The top floor apartment will get a private roof deck, and shared amenities will include a pet spa, bike storage, and children’s play room in the cellar and recreation space on the third floor.

The building will hold 16 apartments divided across 32,021 square feet of residential space, yielding spacious average units of 2,000 square feet. Given the size of the units and the fact that the Park Slope Food Co-op is only a few blocks away, condos are pretty much guaranteed.

Some stats: As of 9/15

1) Towers 100m > under construction: 54

2) Towers 100m > proposed: 50

3) Towers 100m > complete: 733


1A) % addition to existing stock: 7.37 %

2A) % addition to existing stock if proposed all rise + 1A %): 14.19%

Just did some quick calculations based on CTBUH data. CTBUH > Emporis for accuracy. I noticed they updated several towers.

This being for towers exacly 100.0 meters equal/greater than. Nothing less. If it is 99.9m, not included. Although the numbers add dramatically to the list if 90-99.9 meters are included.

100m = 328 ft

Flushing is quickly developing a reputation for glassy, modern architecture, but this design has much more flair than the neighborhood’s typical mixed-use projects, and the facade looks like a series of stacked, uneven boxes interspersed with smaller balconies. The resulting building has tons of outdoor space, with planted terraces and roof decks on nearly every floor. A glass and aluminum-clad atrium will reach up through the structure, to help create the feel of a “vertical village,” according to the architects.

The building will also be much larger than permits indicated. It will have 120 apartments spread across 100,000 square feet of residential space, for an average unit of 833 square feet. The apartments could be rentals or small condos, which have become more popular in Flushing and College Point as housing prices have risen.

The three-story base will hold 50,000 square feet of retail and community facility space, topped by 11 stories of apartments. And a two-level underground parking garage will offer enough space for 225 cars.

Garment District-based Morali Architects are designing the project, and the developer is Oz Levi of New City Management, headquartered in Midtown South just north of Madison Square Park.

They will all replace playgrounds and parkinglots.

1) 2 new towers at Wyckoff Gardens. (Boreum, Brooklyn)
2) 1 new tower at Holmes housing. (UES)
