Creole cream cheese. Huh. Whaddya know.... I need to try some of that. Never heard of it.

That's a Domain project... I met some of those guys last week at a lecture they gave at Tulane. Cool stuff - I enjoyed learning about their development strategy.

Quick Question

Is there a minimum time limit the apartment complexes (Blue Plate, Gold Seal Lofts, Preserve, etc. ) that use the LHFA/CDBG/GO Zone tax credits must have mixed income units? 5 years? 30 years? Forever?

IIRC, it's 18 years, and there are some stiff penalties associated with breaking the agreement.

I have lived in two mixed income buildings in the warehouse district paying market rent. Both places, managed by different companies, told me that when the original low income tenant moves out, they are allowed to fill the unit with market rent. However, the original tenant is allowed to renew for as many years as they want at the lower rate. I have seen first hand a low income resident move out and the unit was filled with a doctor.

Borders on St. Charles Update

Remember the article about possibly a Best Buy or Apple Store taking over the Borders spot on St. Charles? Well there is now a sign on the building that say, "Stay tuned for something special" or something to that effect, but it definitely says stay tuned. This immediately made me think of Best Buy, like tune in to a tv. However, it could also be a hint related to iTunes or it could be nothing at all and I am reading too far into it. What do you think?

If Apple moves in, they will most likely build themselves a whole new building in the side lot along St. Charles. That leaves the funeral home for a smallish urban-format Best Buy.

I'm not sure if there's enough parking at that site for both stores, but if the landlord works with the city to open up more street parking, it could work. Apple is surprisingly flexible with parking requirements.

What I don't know is if Apple wants to be next to a Best Buy that also sells computers, phones, and music players. That might be a little too much competition. The intersection is also not what Apple usually chooses when they open new stores... they like high-volume retail areas, so if they opened a store in the City, it would be more likely to go on Magazine or in Canal Place.

Warwick Hotel

Looks like this hotel is at or near the corner of Gravier and Loyola. It would be another development along the new Loyola Avenue streetcar corridor.

The Warwick was a pre-Katrina project, that rendering's been up there for years. The Jackson Barracks stuff is moving forward, though.

What do y'all think? Could this be a catalyst at transforming St. Claude into a viable commercial corridor?

I think, with this and with the new streetcar, this area is primed for development and we will see downtown neighborhoods rising in popularity in the coming years.

I agree... I actually think the change in these neighborhoods will be quite dramatic and the change in Freret tells me these smaller comemrcial corridors are perfect for renewal. Rampart/ St Claude will need to become more pedestrian friendly. I had heard the plan for Rampart was to change it to one lane and a bike lane and that parking on the street would be changed to angular parking... seemed like good ideas to me!
