Question Changes in South County

Heading out to the South County area of Saint Louis, a cool thing is beginning to emerge and one thing that is leaving me with the question, what will go there?

The cool thing is that the Mellow Mushroom that is replacing the old Growlers Pub is having ground work done on the Project currently and should be open sometime in 2016.

The one project that is leaving me with the question of, What will go there?, Is the demolition of the Closed Most Precious Blood School on Union Road. I have no idea what it will be. This picture is from 5 days ago and the school it self is about 3/4 of the way demolished while the rectory remains untouched. Any information of what will go on this lot?

Despite the greedy owner's intent to move the St. Louis Rams back to Los Angeles, St. Louis is in the 11th Hour of trying to slam the brakes on the owner, Stan Kroenke, whose a native Missourian and is married to a Wal-Mart heiress.

St. Louis-based Enterprise Holdings, Inc. - owner of Enterprise Rent-A-Car, Alamo and National Rental Car - has agreed to sponsor naming rights to the new riverfront stadium in a deal worth $158-million.

It is said that team owners are scheduled to vote in January in order to determine which teams can relocate to Los Angeles.

"National Car Rental Field"... how... magical. I don't give a shit either way because I'm not from St Louis and I hate football, but I'm rooting they move just so "National Car Rental Field" doesn't become a thing.

How about taking the "Car Rental" out of the name and just calling it "National Field?"

Condo project planned for Central West End

Developers are planning a $16-million project of condos and commercial space in a part of the Central West End that already is experiencing a building spree.

Planned by Grove Properties and Atrium Properties at the northwest corner of North Sarah Street and Laclede Avenue is a five-story condo building with ground-floor retail space and a row of two-story townhomes.

Austin Barzantny, Grove’s president, and Mike Gingrich, Atrium’s managing partner, said Tuesday the project would be the first new for-sale residential project for years in that part of the Central West End.

“We’re certain there’s a condo demand for new development,” Barzantny said.

Gingrich said he and Barzantny are talking with lenders to finance the project. They plan to begin marketing the 54 condos in March and have sufficient presales to start construction next summer.

“We’re pretty confident we’ll get them up,” Gingrich said.

The proposed five-story building also would have space for about three commercial tenants. No tenants are lined up but the developers said a cafe is likely in the corner space.

Condos would occupy the upper floors. Four attached townhome condos are planned for the first two floors of the Laclede side of the building. The developers hope to complete the project in summer 2017.

Barzantny said likely condo buyers are people who work at the nearby Cortex technology district or the BJC HealthCare complex and baby boomers downsizing from larger homes, he said.

Residents’ covered parking would be behind the buildings.

The St. Louis neighborhood is in the midst of a resurgence. Under construction near Laclede and Sarah is a 77-unit apartment building scheduled to open next year in the 3900 block of West Pine Boulevard.

Also close are the recently completed Standard and West Pine Lofts projects that added nearly 400 apartments to the area.

Looks nice. I hope these modern developments become the norm and helps put an end to the halfassed CityWalks of the StL market.

Taking "Car Rental" out of the proposed stadium's name wouldn't constitute (or would fall short of) sponsorship/naming rights.

National Field could be a very generic name to many. Most people couldn't tell who is the corporate sponsor.

Then there's already Nationals Park where the Washington Nationals of Major League Baseball play.

"National Car Rental Field", albeit only a pinch chintzy, does put the brand in people's minds.

The deal is worth $158-million so nobody really cares what the stadium is named.

I was mum with the Citywalk renders and still don't care for the clock tower but this development far exceeded expectations. The right materials were used and the building looks fantastic. Would I have preferred something more modern? Yes, but I will go out on a limb and say many people are pleasantly pleased with how it turned out.

Why do you feel it is "halfassed?"

I totally agree. CityWalk/Orion isn't spectacular, but has great form and uses some good materials. My only real beef is the lack of attention to it's backside. Overall, pleasantly pleased.

"Halfassed" = The Standard.

They couldn't even be bothered to wrap the masonry into the balcony recesses and the top is a giant mass of strip mall dryvit. The clock tower and proportions are ridiculous, especially when wrapped in a neo traditional envelope. Those reasons are enough for me to deem it halfassed.

A 207-unit luxury apartment complex is being proposed for the inner burb/city limits of St. Louis - Richmond Heights.

NIMBY's are fighting plans for the complex.

This is a small project, but it is significant for two reasons. 1. Another major finance company has chosen to relocate its headquarters to the Chesterfield Valley - giving downtown St. Louis and Clayton a run for their money. And 2. West St. Louis County is getting new multi-tenant office construction for the first time since 2008. Other recent projects (like Reinsurance Group of America, for example) have been build-to-suit projects.

Rabo AgriFinance has signed a lease to occupy 62,500 square feet of office space at Delmar Gardens III in Chesterfield, Mo., once the building is completed in the summer of 2017.

The five-story, 125,000-square-foot Class A office building is currently under construction along I-64/Highway 40 in the heart of St. Louis County. The building is the first Class A, multi-tenant office building to be constructed in West St. Louis County since 2008.

Rabo AgriFinance, Inc. provides financial services for agricultural producers and agribusiness in the United States.
The company offers financial services including loans, crop insurance, and risk management products through a nationwide network of relationship managers, crop insurance, and risk management specialists. The company offers loan brokerage services. The company offers short term and revolving credit lines for operating expenses, real estate financing, and refinancing existing debt services.

A prominent 1910 historic mixed-use building in the eclectic Central West End is being renovated.

Cullinan calls the development the Lofts@Euclid. Construction cost is estimated to be $10 million.

Euclid Plaza opened in 1910 as a warehouse for the Langan & Taylor Co.

Cullinan Properties has planned 90 luxury lofts; studios, one and two bedroom units with granite counters, “designer” bathrooms and 12-foot ceilings, indoor parking, a fitness center and a rooftop deck with a clubhouse for residents are part of the project.

Retail space will be available on the ground floor of the six-story building. Cullinan said one tenant, the Medicine Shoppe Pharmacy, already has leased 1,400 square feet of space.

The site is a few blocks from the busiest Metro station in the City; and is just blocks away from the CWE retail area that includes Starbuck's, Bar Louie, Lululemon, Kit & Ace, Adriano Goldschmied, Straub's Market, The Chase Luxury Hotel and St. Louis Cinema, Holiday Inn, IKEA and Whole Foods (opening 2016).

It is in the CWE, but about 10 blocks to MetroLink and 7 to 8 from Starbucks all the retail mentioned. It's great to see an investment at the north end of the neighborhood.

St Louis-based World Wide Technology, Inc. broke ground today on its $95-million headquarters. WWT is a $7-billion company.

The new 210,000 square foot World Wide Technology global headquarters in Westport is expected to open in mid-2017 and will have a capacity to house 1,000 employees in suburban Maryland Heights.

In addition, World Wide Technology will continue to use its existing campus in Maryland Heights as a technology and innovation park housing its Advanced Technology Center, IT, and other operations.

The ceremony was attended by Missouri's Governor, the St. Louis County Executive, the CEO of WWT and other local dignitaries.

The 8-story SLU Residence Hall, albeit a smaller mid-rise, still makes an impression on the Midtown skyline.
