Man, that Boyds parking lot is ripe for development. If Boyd were smart, they would be a partner in the development project and work an indoor parking structure, and make the above ground floors retail and office, and even wework type spaces. Seems like a no-brainer in this location. A mid or high rise is acceptable.

But what is Boyd's gonna do during construction? I suppose they could use a portion of their windfall to make a deal with a nearby garage and then offer their customers valet parking temporarily. Just seeing it from their perspective, it would be a difficult couple of years until such a project is completed. Definitely makes sense in the long run though.

I think you've got the right idea with the valet parking. With the amount of money they stand to make, they could even make it free valet parking. Their customers would perhaps even like it better than the current set up. Not to mention the fact that so many stores in the Rittenhouse area do excellent business without dedicated parking.

^ Oh it would have to be complimentary. And I'd imagine many of their longtime customers have come to expect and would demand free parking, which is a little crazy for their location but that might be part of the appeal. This is a business that weathered white flight, the proliferation of shopping malls, Center City's dark ages of the 1980's, and now the internet and places like Indochino. I'm sure free parking is very much one of their tools in their competitive toolkit. Think of all the department stores that went under and Boyds is still ticking after all these years.

I can definitely see Boyd's doing valet parking. In fact when they were still in the 1200 block of Market Street their valet parking was a big part of their advertising pitch.

Yes, they own at least the westernmost part of the lot. Gushner is the name of the family that owns Boyd's.

Has anyone seen and renderings for this development, on 20th and Chancellor:

No, that's 2110 Walnut, which is a block down. This is 2010 Walnut.

Right. Though it sounds similar to 2110.

BTW The L&I link you included mentions "with Addison street frontage", suggesting that 2010 Walnut
is only the "mailing address" for the LLC not the site location?

Yeah it's tricky to tell... If you go to 2010 Walnut though and go to the Chancellor St. side you can see construction has started, they've already started work on the foundation. Have been looking for more info but hard to find. Thanks everyone!

1430 N 31st, 201 units on 5 floors

and...

haven't confirmed yet but a revival of a long-stalled project from the last real estate cycle is showing signs of life. I'll keep you all posted but you'll probably hear about it soon.

Is that the warehouse-looking building by 19th and Berks? I used to live right around the corner from it when I was a Temple student! Are those two floors the proposed addition that I've been hearing about?

It's the long building here that runs between 19th and Gratz about halfway up the block.
