they could really do without the wavy opaque vertical element. Podium looks tacked on by one of those suburban strip mall architects. I'll be really surprised if the grid turns out to have as much depth as in the renderings.

^ Yeah the podium leaves a lot to be desired. The generic glass and spandrel doesn't suit the tower above it. Dark brick or stone would look much better imo.

No, it's where the parking lot at 7th and Belmont is right now, across the street from Jak's Liquor Store.

Outdoor space appears lacking.

There is a public hearing May 28, 2018 for a proposed high rise in downtown Coquitlam at the corner of Glen Drive and Westwood Street.

It is item 5 on the agenda as shown on this page:
http://www.coquitlam.ca/city-hall/ma...-hearings.aspx
3048, 3050 and 3052 Glen Drive and 1180 and 1182 Westwood Street

The proposal is a re-zoning to permit a 40-storey mixed-use tower with podium containing 222 market residential units, 51 rental units, 4 ground floor commercial units and 4 levels of office space. 427 parking spots. I think there could be less with two SkyTrain stations so close.

I live close to this proposed site and I want to make a submission in favour of the proposal. I think a site this close to the SkyTrain needs to be developed to its full potential, the only thing I might criticize is the amount of parking spots.

THere has been a few hand made signs opposing the cutting of trees on this site. I think it may be coming from someone at a low-rise across the street (Heffley and Westwood). The proposed tower would replace a couple houses, a vacant lot and some second growth trees.

I can't attend the meeting in person. Any ideas to help council vote in favour of the re-zoning?

I don't know about coquitlam but most municipalities allow a letter or email instead of an in person opinion.

From VancouverMarket.ca:

I like the diagonal swoops on the tower and podium.
There must be a lot of parking in the podium, as 33,000 sq ft of office and 14,00 sq ft of retail isn't much.
Reminds a bit of the Cascades project.
Those 2 corner lots will be somewhat orphaned.

6560 – 6700 No.3 Road, Richmond

Quote:
The 47,286 SF site is currently improved with a single-storey strip retail plaza known as Time Square. The site sits directly across from Richmond Centre, which is currently embarking on an ambitious redevelopment plan.

The proposed project would see two residential towers (8 & 11-storeys) all above a 4-storey podium containing parking, office, retail and restaurant uses.

Details of the proposal include:
◾166 residential units (157 market and 9 affordable housing)
◾14,278 SF of retail and restaurant space;
◾33,008 SF of office space;
◾A total density of 4.0 FAR.

What will be going up where the strip mall that is to the east on Park Rd? All of the business have pretty much vacated it earlier this month.

According to the richmond interactive map, 3 towers. I haven't found anything else on the rezoning application though.

From the map:

Quote:
2017 779229 000 00 RZ ( Staff Report )
GRAND LONG HOLDINGS CANADA LTD & PARK VILLAGE INVESTMENTS LTD have applied to the City of Richmond for permission to rezone 8071 & 8091 Park Rd from Downtown Commercial (CDT1) to a Site Specific zone in order to construct a high density mixed use development with three towers.

Tks everyone.

Playing around with the interactive map is really an eye-opener on the assessed value of the land in Richmond.
