If we could have that sort of design with higher end material and groundfloor retail fill in a few other parking lots I would be very happy.

It's looking better than I expected... good from far, at least.

I almost wish it was a couple of storeys taller, but if it is a success I'd rather have that success duplicated with another building on an empty lot (the one on the west side of Caroline, for example)

I think it'll look alright. They're rentals after all. We'll really get a sense of what it'll be like after the exterior is completed with windows and ventilation. Here's hoping they add some interest using things like window frames, the second story cornice, and landscaping.

I have to say I don’t really understand this sentiment. Why should rentals be built any less well than office or other uses? Literally everyone who passes by will be affected by the quality of the exterior, and will not be considering what types (if that’s what we’re talking about…) people live inside when reacting to its aesthetic quality of lack thereof.

because rentals have a high turnover of residents who don't really care about the aesthetics of the building. therefore builders will use cheaper materials to cut down on costs and perhaps keep rents lower

It's pretty solid infill. There's places that need it more, but hopefully it will inspire others.

Threads like this one depress me.

The sentiment on this board, generally speaking, is that there isn't enough infill in the core, and developers sit on the land they buy.

This guy went and did something. He put it up quickly. It looks decent. It adds rental stock to the city. He still gets dumped on. It's rental units- it's supposed to be functional and cost effective. Looks like it will be both, and to this eye, it's a handsome (not spectacular) mid-rise building.

The developer should be applauded for the effort.

^Agreed. This building won't be winning any design awards unless it's in a trade journal piece on advanced pre-casting of concrete panels.

Yet the building fits in well with its surroundings; they even seem to have borrowed the windows from the old Federal Building, just as Vrancor's new towers to the east of the FB did.

Together they're a pretty cohesive package of built-updedness. A major boost in density compared to what was there previously.

This quick-up apartment block is right for the moment and holds the plot nicely until it's time for a commercial skyscraper, or something else, a couple or few decades from now.

It serves to preserve space for an expanded commercial core in the future while providing way higher usage than a zero-storey parking lot. The increase in density puts wallets on the ground while bolstering the assessment base, helping to make downtown investment by the City, and others, possible.

A building constructed in this manner could maybe even be moved. When it's time for the tower it could be disassembled even faster than it went up, then possibly moved and re-erected at another site, interior fittings aside.
