Quality architecture. Which isn't to say that Miami doesn't lack nice buildings but when you have nothing but towers and balconies and not much else, the fact that Miami doesn't truly have a signature tower shows. 1000 Museum might help I suppose.

In theory, yes. But that is dependent on what is actually driving the construction. In a market like Miami, condo construction is hardly the direct result of some major demand for urban living in Miami specifically... much of it serves as safe deposit boxes in the sky (but that's another topic). And increased density is also dependent on the design of the developments -- most of which in Miami hardly have that as a prominent characteristic.

See below. Basically, Miami's 2000s-on era condo towers are pretty damn generic and boring to me. There a few decent designs to come out of the past decade, but most of them are pretty much the same building over and over again. Mainly low-quality filler. Even the new tallest is going to be a basic box with balconies -- we've seen it before a thousand times -- and it's very telling that a nobody architect is behind it's "design".

While it is true that many of the buildings are safety deposits in the sky... that doesn't mean people never use it. The fact is, if that is the only thing people are using them for, the bubble will pop and the prices for many of these luxury units will be affordable for the middle class, or at least the middle class without kids or the upper middle class. There are a ton of units for sale under a million dollars.

When some of these building can't sell out or are not being occupied, you will see some of the units turn into rentals.

As for the tall boxes with balconies... with the climate that Miami offers, you aren't going to get rid of balconies. That's what people want. And despite what people are saying, there are TONS of interesting buildings recently completed, under construction, and proposed. The explosive number of towers that have gone up in the same "era" are going to mean a lot of similar styles and designs because that is what is popular at the time. If only 10 of these towers had been built instead of several hundred up and down the coast, I don't think people would be complaining about their architecture or design. The reality is that Miami has some of the best and coolest buildings in the world being built. Certainly in North America.
