Miami Dade Unemployment hits 24 year low

COPIOUS CAREERS: Miami-Dade County's unemployment rate hit a record low 3.1% in February, the lowest rate since 1983, according to the Beacon Council. It decreased 0.3 percentage points from January 2007 and 0.6 percentage points from February 2006. In February, nonagricultural employment in Miami-Dade was 1,053,600 with a net gain of 9,900 new jobs, a 0.9 percentage point rise over the previous year, says South Florida Workforce, a jobs creation agency. Sectors with increases included construction, financial activities, retail trade, wholesale trade, hospitality, hospitals and professional services.

Tourism News:

WE'RE NO. 1: Greater Miami and the Beaches topped Smith Travel Research's Top 25 Destinations in the US in February for both hotel occupancy and average daily rate, according to the Greater Miami Convention & Visitors Bureau. It was the first time a destination has reached number one in both categories. Miami was ranked second last year. This is the first time the Magic City beat New York in average daily rate and Oahu Island in occupancy. The February average daily room rate locally was $230.46. It was $216.80 in New York. Occupancy reached 81.7% in Miami and the Beaches and only 79.9% in Oahu Island.




Condo prices rise in Miami, too
As far as existing condominiums sales, Miami was the only South Florida area to report a year-over-year gain in first quarter median prices. The 8 percent rise took median prices to $278,200 from $256,500...

Both Miami and Fort Lauderdale eked out tiny gains in year-over-year single-family existing home prices for the first quarter. The decline in West Palm Beach-Boca Raton was 4 percent.

The drop took median prices in West Palm Beach-Boca Raton to $378,200 from $392,900 as the number of homes sold fell 20 percent, to 1,781 homes from 2,222 homes.

The slight increase in median price in Fort Lauderdale pushed the first quarter median price to $366,900 from $366,600 as the number of homes sold declined 21 percent, to 1,557 homes from 1,978 homes.

The 2 percent median price rise in Miami made homes there the priciest in the region, at $386,300, up from $376,900 for the first quarter last year.

the City of Miami's population has surpassed 400,000 for the first time according to Census Estimates, an 11% increase since 2000:

Greggy, appreciate the enthusiasm, but you think you could calm down on the big bold lettering?

Just shows that Miami's redevelopment is more than just the downtown condos. There's a ton of smaller projects throughout the city that I think are influencing these numbers more than anything else. This is in places like Coconut Grove, Design District, Shenandoah. The numbers should be even more impressive when the downtown boom starts to finish construction.

Brickell Financial Centre

Here is a project that's very interesting to me, Brickell Financial Center (a.k.a. 600 Brickell). The first tower, at 40 stories, has already broken ground and completion is estimated for 2009. The larger tower (phase 2), which would be 903 feet tall with 68 floors, would begin when Tower 1 is complete, and would be one of the tallest if not the tallest building in Miami when completed. One reason it will be great is that it's an office tower, meaning it's glass, and the floors will be taller meaning a taller building overall for the number of floors! It's one of the many proposed/under construction office buildings in Miami....FYI even the taller tower has been approved by the F.A.A., which is sometimes a big hurdle for these tall buildings in Miami.

This building would also feature a public plaza and would be built according to environmentally-friendly standards.

The Brickell Financial Center will really stand out at that location. That tower is very intresting, and some good height on that as well. It will be a lot of fun watching this one rise...

Update on Brickell CitiCentre

It looks like the Brickell CitiCentre project, which many thought had no chance, has a decent shot of being built, even know we haven't heard much about the project lately.

An Arquitectonica personnel said "Actually, Brickell CitiCentre was on hold and now a new developer is coming on board and seriously considering to build the project." Apparently, he likes it a lot and really wants to see it go up, but it has become a mixed-use project, of course, rather than strictly residential because demand has shifted more toward office space. Men with the money build whatever they want whenever they want. They know it will make money eventually. I think we will see Brickell CitiCentre get built because one of those powerful developers I've mentioned before has taken a liking to this project, and the demand for office space in Miami is growing ever-steadily.


For those of you who have no idea about this project, it will add THREE towers over 700 feet to the Brickell Financial District. The tallest would be 808 feet with 76 floors! They would be located at 700 and 701 S. Miami Avenue, just southwest of Brickell Financial Centre. It will add tremendous depth, density, and height to that part of town.

900 Biscayne Bay update

There recently has been a topping off party for 900 Biscayne Bay......at this point the building is only a floor or two taller than neighboring MarinaBlue (60 floors). 900 Biscayne was supposed to be 712 feet with 65 floors when completed though, and many people thought that wouldn't happen and the tower would be shorter than expected because of this recent topping off announcement. These top-off parties can sometimes occur before the building has actually reached its final height, however, as has been proven with other tall buildings in other cities (i.e. Comcast Center in Philadelphia). I just wanted to clarify that 900 Biscayne is not going to stop getting taller....they still have 5-8 more floors to go, and the topping off party does not mean that it actually has been topped off, it just means that they are nearing the top-off date which will be in about a month or two.

This is great news for 900 and for the entire Biscayne Wall.......we need a really tall tower in there over 700 feet and it will be nice not having two towers of identical height right next to each other.

Here is a recent picture of the 900 Biscayne tower to the right of MarinaBlue, but remember it will get taller!!
