This is the building planned for the Queensborough area of New Westminster, the eastern tip of Lulu Island.

It would be nice if, for such a significant location, the design for this tower were something more than the usual. Really, there is nothing special about this design, it would disappear anywhere else in the city. Why not a more remarkable design??

Interesting location for sure. Is there a more master plan for a couple more towers to be built, or is this the only one?

^ I'm pretty sure this is the only tower at Port Royal, which is mostly low rise condos and townhomes.

For such a remarkable locaton, why isn't it twice as tall as it is? Shadowing issues?

i think they don't want to ruin the character of what the island is already - low single detached homes only recent years have multiple residential units started to pop up

Also the nimbys across the river at the quay were up in arms over this to begin with, I'm surprised it was even approved.

I don't think it actually has been approved, only proposed.

Also it's sitting in silt. I'm surprised they can even go this tall in this particular location.

As a residential, and not commercial, building, I guess it's fine to have it blend in with everything else while still delivering a good statement about development in New West. I mean... residents probably will not like it if people started to randomly drive by taking photos of their homes.

I think a design like Carina or Callisto on Coal Harbour would be nice for this location.

New West better work on putting in some sort of pedestrian link from Queensborough to the Quay soon, if not the old rail bridge than some new link. If they want to reduce traffic to the city, this is the first step.

There is a project targeted for I THINK 2015 for a pedestrian bridge. I believe that there is funding committed for this from the provincial government, or some sort of MOA or something. I can't remember the document that I was reading with this, but it listed this bridge, the park on the waterfront, and the new civic building on Columbia.

My wife and I purchased a row-home in Port Royal and this tower is not only proposed it is approved and will begin construction next year.

It is the only tower being built by Aragon, everything else will be 4 floors and lower around that development.

There is a proposed pedestrian bridge through the development assistance compensation (from the casino moving) that is stated at 10.3million and to be built between 2013-2015.

I believe they are short money at this time since the quote came in around 15-16 million. Hopefully the city comes through on this or I (and many others) will be pissed. We are moving from the Quay and love the walk on the boardwalk as well as the new market opening. All this will be disconnected without the bridge. The sooner the better for us and if there is any doubt I will be petitioning for this sucker!

It would be awesome to be able to have a pedestrian swing bridge at the tip of the island beside the other bridge. I don't know why anyone would be upset to see a tower over at Port Royal if it came with a bridge to more walking/cycling areas!

Queensborough is already a traffic mess during rush hour, why would they want to put anymore high density in that area? How long does it take to get to 22nd street sky train from there?

i don't think its even possible to drive to that station without going way up the hill to at least 8th or 10th or something and than turnng left against the traffic and finding your way to the station

there is a plan to have a pedestrian bridge connecting to new west quay so walking from this development to new west station shouldn't take much time at all 10 -15 mins walking there is also ideas of connecting it with little ferries like false creek connecting sapperton, the quay and i assume surrey somewhere

You can turn left from 20th St. to 7th Ave which many people do.

It used to be a 15 minute walk from my house in Queensborough to 22nd St Station, as buses were pretty unreliable I went that route half the time.
