440 Bronson Ave | 19m | 6f | Proposed

The City of Ottawa has received a Site Plan Control application to permit the construction of a new 6-storey mixed-use building at 440 & 444 Bronson Avenue. The proposal seeks to build commercial units at grade level, with 44 residential units on the floors above.

The subject site is located north of an intersection with Gladstone Avenue that has a cluster of commercial uses. The development proposal for 440 & 444 Bronson Avenue plans to design in respect to its future as part of a Traditional Mainstreet. The site falls under this category in the Official Plan, which encourages midrise mixed-use developments with active ground floors. A 3m wide driveway from Bronson Avenue will pass beneath the building’s cantilevered upper volume to provide access to the 8 parking spaces in the rear yard. Roughly 27 bicycle parking spaces will also be provided indoors. A lay-by area will be set in front of the building to prevent congestion of the driveway and accommodate visiting vehicles. As for the rooftop, a 136m2 communal amenity area will be developed. The garbage disposal system will be met through the back lot.

TC United proposes six-storey Bronson Avenue residential building

An Ottawa development group is looking to replace a low-rise building on Bronson Avenue, just north of Gladstone Avenue, with a six-storey mixed-use structure, according to the city.

Real estate services firm TC United Group has filed plans to construct a 44-unit building with ground-level commercial areas at 440-444 Bronson Avenue. The property is just north of Gladstone Avenue, beside the Midas service centre and across the street from McNabb Park.

According to details of the site plan application released by the city, the redeveloped property would include eight parking spaces as well as a lay-by area for couriers, taxis and other vehicles to wait.

The building is designed by local architect Project1 Studio. Ottawa-based TC United is leading the development application through city hall. The firm says it specializes in consulting, planning, financing, construction and property management.

No way can they build those glass balconies without posts and top rails although it does make for a very nice look in the drawings. Also not sure what those vertical fusion lines are about in the last rendering.

Today's progress. Second pic is one of the two stairwells before the stairs are built. I measured them at 75.2 ft tall with my laser measure. It's kind of crazy to think of these immense spaces even inside a little building like this.

What happened to the design? Seems to have changed or been value-engineered. The render shows large or decent size inset balconies. The actual building now shows a cavernous cubby hole just the size of the patio door.

This one and a lot of other new buildings I'm managing work on have full size windows in the basement units at the bottom of deep window wells with grate covers. The tiniest bit of natural light gets in. Talk about maximizing revenue within your lot and height!!!

No kidding. That being said.. the two balconies on the lower right appear to be smaller than everything else shown in this photo. Not by much though.

How does fireproofing work in these wooden elevator shafts? Is there any type of cladding that goes on the inside or no?

I was worried at first how this would turn out but the overall execution turned out really well. Another solid mid-rise in the core, we need to keep them coming
