They're using a really nice white brick in a stacked bond pattern. Looks super classy.

White brick doesn't tend to.. age well.. in this city..

I hope that white exterior doesn't hold the dirt. The particulate matter from the factories is high in this part of the city.

The City should have a minimum height building if they want to control height. This is too small. That part of the City could have used the needed office space for municipal workers.

since the City wants to be flat like Athens, under 30 floors, there should be a minimum of ten floors and start building canyons like LRT is supposed to do.

This area doesnt need municipal offices. It needs a community centre. Also its good that they didnt build as high as scott park was as now there is a clear view to the escarpment from the stadium.

Also am i missing something where the city needs more office space? Theyre moving into the old courthouse in 2 weeks. Construction started on the new lister annex to house employees and discussion ramping up to build a second tower behind city hall. Majority of municipal office workers are centralized in the core which is efficient for cross departmental meetings as well as boosting employment numbers in the core.

I think the city wants all of it's employees in office space they own vs space they lease like in the city centre. I'm not sure how much space is still leased from private landlords, but it's definitely enough to fill another office building somewhere.

which is why it is called "mixed-use" buildings do better to have 24 hour use. Could of been an office tower with affordable housing and community center.

Don't bring up a second tower at 75 Main, that was an idea ten years ago. I thought the City was needing some office space.

Theyre vacating cibc tower(risk and legal) this month moving to poa building which they own. Lister annex(soon to be city owned) will probably take some of the workers at standard life(HR and Accounting). Tower behind city hall would probably take city centre workers(PW and Licensing). Leases at standard life and city centre are expiring in the next 1-3 years. City is locked into a long term lease at 120 king(public health) however. It would probably be costly to break that.

I can tell you the idea is back on. At least the exploratory phase. The city doesnt need more space, but they may look at moving employees into owned space versus leased space as rents increase downtown.

Had you said mixed use initially i wouldve 100% agreed. Thought you meant only city office space. I still feel its more cohesive to have staff within walking distance.

I really hope this spurs development along Barton Street directly north of this. That are would be a perfect spot for intensification considering the new school and community centre.
