So.. I see in the MBJ there's a new article with a rendering of a Loews.. saying it could be in Civic Center Plaza near City Hall. Unfortunately not a subscriber.. not sure if anyone else may have caught this? Tried to find any other new info online but couldn't so far.

The rendering in question was a Loews hotel currently under construction in Kansas City. From what I understand, Loews is currently considering two sites downtown. Apart from 100 North Main, they're also looking into space along Civic Center Plaza that is currently park space just east of the trolley tracks. Right now, it's just preliminary talk and a final decision will not be made until later this year.

Yes. That's the location Loews is exploring as a potential spot for a new built-from-the-ground-up hotel should they decide against moving into 100 North Main.

More coverage of these 2 great projects.

Two blighted Downtown properties to get lively makeovers
Michael Waddell | High Ground News

http://www.highgroundnews.com/devnew...Makeovers.aspx

Quote:
New York-based Intrator, who is financing the $4.7 million project, plans to tear down part of the building at 18 South Main at the east side of the Main Street Mall to make way for a renovated 23,500-square-foot structure with 6,000 square feet of restaurant and retail space on the ground floor, shared creative office space on the upper floors and a potential yoga studio and speakeasy in the basement.

Quote:
The Inn at Beale Street, at 380 Beale Street, is planned to be a five-story boutique hotel with 120 rooms. This $16 million project will also feature 2,000 to 4,000 square feet of retail space as well as an indoor pool, fitness center, business center, community outdoor fire pit and rooftop patio. Patel's company TCH is growing its Memphis footprint, recently buying 195 Union Avenue from Greyhound and redeveloping the property into a Hilton Garden Inn with Vision Hotel Group. Additionally, the LLC purchased 235 Union Avenue, where Patel is exploring options for that site as a parking garage.

Making it MATA: The economic case for improving public transportation in Memphis
Memphis Business Journal

Quote:
As the City of Memphis prepares to celebrate its 200th birthday next year, the City is marking the milestone with a comprehensive plan for the future — Memphis 3.0. A key part of the plan will be improving the city’s currently underfunded and "inadequate" MATA bus system. The City of Memphis and Innovate Memphis, in partnership with MATA, released a draft of a new recommended network in April. The proposed improvements were compiled with public input and work by Portland, Oregon-based consultants, Jarrett Walker + Associates. City leaders believe the plan would create “decent” transit, but it's not a done deal yet. To implement it, MATA would need to find an additional $30 million annually.

Edge Motor Museum rolling into 645 Marshall Avenue later this year
Michael Waddell | High Ground News

Quote:
A new automobile museum highlighting the Edge District’s rich automotive history is on the way to 645 Marshall Avenue. The building, which was constructed in 1925, once featured a car showroom and assembly shop. The building was once part of “Auto Row," a strip that was home to several car dealerships and maintenance shops dating back to the 1920s. “With convenient rail access, many of the dealerships had showrooms in the front and factories in the back,” said developer Richard Vining. “645 Marshall Avenue was one of these buildings. Home to Cherokee Motors, vehicles assembled in the back of 645 Marshall Avenue were proudly displayed up front for all who walked or rode by to see.” “Our plan [with The Edge Motor Museum] is to bring that look and feel back to the building while maintaining its original character and enhancing the neighborhood as a whole," he added. Vining plans to feature at the museum an initial offering of vehicles on loan and valued at $1 million. The museum will be located approximately 600 feet west of Sun Studio, and Vining hopes the project will help further connect the Medical District to the Downtown core.

The Binghampton revival continues...

Residents to help allocate $26 million in Binghampton investment
Cole Bradley | High Ground News

Quote:
Located across just a few square miles from East Parkway to Holmes Street and from Summer Avenue to Poplar Avenue and housing fewer than 15,000 people, the area is about to receive an unprecedented amount of public funding. With its new designation as a tax increment financing district, Binghampton will receive an investment of $26 million. TIF districts cap property tax revenue and allocate any revenue above the cap for improvement to infrastructure, public amenities, blight removal and affordable housing... Binghampton is also home to the booming Broad Avenue arts district, the Hampline and Greater Memphis Greenline, and a new grocery store at the corner of Sam Cooper Boulevard and Tillman Street...

Previously announced development seeks a boutique grocer. Midtown has really stepped up their game with grocery stores, but downtown will take all the boutique grocers they can get.

Mixed-use housing development seeks to attract a grocery store to Downtown
Michael Waddell | High Ground News

Quote:
Developer Hamilton & Holliman LLC is finalizing designs for its first ground-up, mixed-use housing development. The proposed $8 million project at 27 W. Carolina Street will consist of a six-story structure with 57 apartments and 8,000 square feet of retail space. The developers, Dustin Hamilton and Brock Holliman, bought the land two years ago... The 1.5-acre parcel currently has a warehouse on the back side, and the developers will decide if they want to convert it to apartments or demolish it and build new units in a second phase of the project.

A pinch of transformation: Institutions work together to reimagine the historic Pinch District
Andy Meek | High Ground News

Quote:
Part of the hold-up on the redevelopment of the Pinch, explained Mary Clare Borys, the City of Memphis Housing and Community Development’s project manager for The Pinch, has to do with working needing to be done on upgrading utilities in the area. The state of Tennessee approved $12 million that will complement $25 million from the city to improve the Pinch district infrastructure... As the city, state and St. Jude step up to help with the utility and infrastructure improvements, they pave the way for the development of one of Memphis' oldest areas. “St. Jude is the catalyst,” for transforming the Pinch and helping write its next chapter, according to Downtown Memphis Commission president Jennifer Oswalt.

A notable mention, including some Memphis history, relating to the below article's Southgate Shopping Center redevelopment coverage.

Cash Saver steps up to replace shuttered Kroger in South Memphis
Michael Waddell | High Ground News

Quote:
A new South Memphis redevelopment project at the Southgate Shopping Center is expected to improve access to healthy food options in the area, remove blight, and improve the quality of life of the neighborhood. Anchoring the reworked site, entrepreneur Rick James and Castle Retail Group are preparing to open a 31,000-square-foot Cash Saver grocery store in early August... James became involved with the project because Belz is the landlord for his Cash Saver location in Whitehaven. The new $6.8 million redevelopment plan includes the Cash Saver, two junior retail anchors, and five small retail shops. Currently, about 40 percent of the surrounding retail center is unoccupied.

The first Cash Saver in the U.S. originally opened as a Montesi’s at 1620 Madison Avenue in Midtown in 1960. By the 1990s, it was a Piggly Wiggly, and in 2004 James and his wife bought the store. In 2011, they converted it to a 70,000-square-foot Cash Saver. “It’s quite a store,” said James. “It was the first one under the concept that we opened, and now there are probably close to 100 Cash Savers operating in the U.S. And nearly every one of those independent operators have come to Memphis to tour the store in Midtown.”

I suppose this is still the latest concept rendering for "Phase I" released to the public? Maybe something new for the presentation tomorrow. I really like how they incorporated the parking structure into it.

Carlisle to Partner with Highwoods, Hyatt on One Beale
Construction to Begin in January
By Patrick Lantrip/ Memphis Daily News

Quote:
Carlisle also announced several development partners for the $225 million mixed-use project that will span 5.5 acres near where Beale Street meets the Mississippi River. For the hotel portion of the development, Carlisle will partner with Hyatt Hotels Corp. to build a four-star, 227-key Hyatt Centric hotel. Carlisle said a portion of the historic Ellis Machine Shop building at 245 S. Front St. will be used for the hotel’s 15,000-square-foot conference and meeting space. Hyatt will own 50 percent of the hotel and has agreed to operate the hotel through a long-term management agreement. Additionally, Carlisle will develop and manage a 227-unit residential apartment building that will have 15,000 square feet of office space and roughly 10,000 square feet of restaurant space as a part of the project’s first phase, which will carry a $130 million price tag. Carlisle will partner with marquee Memphis chefs Andy Ticer and Michael Hudman for the riverfront restaurant concept. The pair previously partnered with Carlisle in the nearby Chisca building where they opened a Catherine and Mary’s. “Over 14 years, a lot of pieces have come together to make this happen,” Carlisle said. Also in phase one are plans for a 475-space parking garage that will begin construction in January along with the multifamily and hotel portions of the development.
