Thank you Carlos for all the pictures you post on the forum.

I went to "your place" in 1999 and I remember at that time how much I liked the "city lights" tower (there were only 2 or 3 towers at the end of the nineties). This area will become more and more a wonderful place to live and visit.

thanks, I've lived in my tower 3 years now, and i LOVE IT here. But the rents are astronomical!!!!! My lease is up in November ...we'll see what happens then.....but the whole area slowy is taking shape

I hope you'll find a way out with the rent, NYC has become so expensive, I couldn't afford to rent a place there.

What I really like about Hunter's point project is that (like Jersey City), it takes advantage of its Manhattan's views while creating at the same time its own skyline. The fact that parks are included in the project adds also a lot.

Yes I did feel it was a great place to live when I walked there because it was clean, modern and peaceful. You could relax on the grass while looking at the East River and the giants of Midtown Manhattan. No wonder rents are up...

That's the zipper building. I don't remember the top windows gone and with tarp behind them, though. Is that new? It's an interesting building on a street where EVERYTHING for blocks in brand new.

HAH, no not 'now,' I said new (in reference to the tarp, not the pics). I'm not sure I have pics of the zipper building going back. Eh...

I don't have pics online myself. The top pic is clearly from before the scaffolding, which isn't new. AND I'd bet that the tarp is new. Checked the permits. One was permitted on 8/17/11 to convert from a factory to residential. Architect is JLS designs, but this isn't on their website. They're adding a 2 story addition setback from 48th ave. It'll be 46 units with 10 on floors 2-4 and 8 on floors 5 and 6. Commercial space on the first floor and 23 parking spaces and mechanicals in the basement. The 16 units on top are in 9000 sqft worth of addition, so we're not talking huge apartments here.

This will wrap 48th Ave nicely. Oh, and yes, this WAS a zipper factory.

The new Hunters Point South I.S. / H.S. 404 is a 142,000 - square foot school, will accommodate over a thousand students and comprises an Intermediate School, a High School, District 75, and shared facilities.


It’s fully WiFi’d, has it’s own library, a regulation HS gymnasium, and of course the rooftop terrace cafeteria. The Borden Ave entrance will welcome the 6-8th graders, as well as the 96 Special Needs students, who are the only students bused to the school.


The high-school entrance will be on 51st Ave, as to separate the three compartmentalized schools inside the facility: Special Needs, IS (Middle School, 6-8th grade), and the High-School component. All school ‘components’ will share some common ‘amenities’ and there will be some overlap in the use of the building’s 26 classrooms. At 1071 seats, that’s an average of 41 kids per classroom. Whether it will actually breakdown like that was unknown to the SCA.


The IS/HS will serve the entire School District 30.
