Why does this article say "two 8-story midrises"? That's clearly a mistake. The podium looks to be 8 stories.

It looks like there are two 8-story mid-rises and two towers, with no podium like Infinity. But I keep seeing a podium referred to. Not sure.

We should find out before too long as SocketSite reports that site prep will commence in two days.

This should be in Highrise Construction now. Sponsors are Tishman Speyer and China Vanke, official groundbreaking has occurred and construction has now commenced, and HFF just arranged a $371.7M construction loan via Cornerstone Advisors, the real estate equity arm of MassMutual. This is happening, now.

Just like during The Infinity, a buried boat has been discovered during excavation.

This is a much smaller one (23 feet) versus the ship uncovered during excavation for The Infinity (125 feet).

Are they still claiming these two will be 43 stories/400 feet and 38 stories/350 feet? Tall buildings for short people.

Yeah, I was wondering that myself. Aren't floors in residential buildings usually closer to 11 feet?

Aren't the LUMINA towers supposed to be the same height as the Infinity towers, just in the reverse position? It seems it was always meant to be like that, all the way back to the original designs and through the redesigns.

According to the document submitted to the Planning Department (page 44), each residential floor is 9 feet, 8 inches in height (this diagram seems to be of the shorter tower):



It looks like this diagram has 36 main floors, and then 2 mechanical floors. If you only consider the 36 floors, and say they're all exactly 9.67 feet, you get 348 feet. Level 2 is shown as 11.67 feet, so that brings it up to 350 feet, ignoring the extra height on the ground floor.

So, the 350' number must exclude the mechanical penthouse, and probably counts the 0' level as midblock or some place that gives them a few extra feet to work with.

Thanks for digging that up. I'm still a little bit perplexed.

1) These are luxury condos - 9'8" is "acceptable" for ceiling heights, though a straight 10' is a much better selling point (though with cost of concrete, maybe it's not accretive to deal).

2) Even though it's residential, I'd think the slabs are at least 8-10" with a drop ceiling of another ~4-6".

I'm still doubtful of the 350' height to roof, it just doesn't make much sense. Under 400', sure, but only 350' for 38 floors?

That's around 38-55' taken up by concrete slabs and drop ceilings, leaving around 312'-295' for actual ceiling heights in the residences (nevermind that the lobby is probably a good bit higher than the residence floors). Aggressively with these numbers, 8' ceilings? For multimillion dollar residences with floor to ceiling glass windows and vistas of the Bay and City? No no...

Keep in mind that Emporis and SSP list Infinity II at 450 ft (41 stories, 10.97"/fl) and Wiki lists it at 423 ft (10.31"/fl), and all three list Infinity I at 350 ft (37 stories, 9.46"/fl). Either way, none of the numbers add up to anything we can totally trust (discrepancy for II and highly improbable number for I, plus the two towers are identical and should have similar if not the same floor heights).

For the Infinity, Tishman advertised, "most homes feature nine-foot ceilings". Looking at these photos of a listing at the Infinity, there are no recessed lights, and there is very little space between the unit's ceiling and the balcony for the unit above.

So, maybe it's 8 inches for the slab, and no drop ceiling? No matter how you slice it, it takes some work to imagine this fitting under 350'.
