That’s exactly what they are, visual representation LS of what the urban density can and will eventually look like.

The first of them being the 15-story residential building.

So the massing render is super goofy looking, but just thinking about any kind of high density university environment in San Antonio makes me insanely excited. Glad UTSA is moving somewhere in that direction.

Just to be clear, there isn’t anything happening right now. The new president would like for the downtown campus to grow, but in reality the number of students attending class there has declined to almost half. It’s pretty surprising to me that there wasn’t more of an effort to grow this campus. It’s definitely underutilized. Let’s see what the response is when they actually put out an RFP.

There’s a lot of work to do to get the community support to get behind this vision. Part of that would be easy travel between campuses, and we all know how the city has been paralyzed in addressing mass transit

South Flores Development--Dean Steel

I've heard a rumor that Dean Steel has sold or is selling his plant on South Flores Street. Has anyone else heard of this? If so, any idea what's being planned? He owns a large chunk of land!

Thanks,

The HDRC preliminary agenda has an item for Feb 21st to remove the historic designation, so I would think the rumor is true but no clue what they have planned....

Also on the HDRC agenda is an item for Hemisfair Park, "new construction of a fourteen story, mixed use hotel tower, an eight story mixed use office tower, a two story, mixed use market building, and a subgrade parking structure".

Market building as in supermarket?

Something like Barcelona's La Boqueria would be perfect there.

I would love to see an HEB or Kroger downtown as part of a larger development. I quite like the one at Flores and Chavez, but it would be great to see something as maybe the ground floor of a mid or high rise, or maybe even one of those two or three story grocery stores with the cool grocery cart escalators.

I won’t be holding my breath, though.

those cart escalators are such a waste of money imo. the same solution can be achieved with something like this where the carts with special wheels can lock into -

I hear ya. But what about people with balance issues? Liabilities if people lose their balance on a moving, non-flat surface with the potential to get crushed by the next cart and/or get stuck in the mechanism at the end of the ramp. 53% of the world's lawyers are in America and they like to make money.

That's how the HEB on Nogalitos is. Parking is on the first floor, store is on the second.

Edit: I don't have any of my own photos, but there's some in this article:

As someone already pointed out, the two level H-E-B on Nogalitos has these escalators. I’ve used them multiple times. They work very well and there’s no balance issue whatsoever. They’re quite efficient.

Speaking of grocery stores...
Royal Blue Grocery plans store on Houston Street downtown

Quote:
Royal Blue Grocery, a chain of boutique urban markets from Austin, plans to open its first San Antonio location on Houston Street downtown — a victory for developers and local officials who want more retail options for downtown workers and residents.

The chain has signed a lease with local developer Weston Urban to open a 2,500 square-foot store in the Savoy Building, across the street from Geekdom and two blocks from where the new Frost Tower is being built, said Randy Smith, Weston Urban’s president.

Silver Ventures (aka the Pearl developers) bought up five acres south of Hemisfair, most of which is now a surface lot. Let's hope they bring in Gensler and show Zachry how it's done.

That would be awesome. Use that design - the one that should have been for Hemisfair - for this location, which is not fair from Hemisfair. It would be interesting to see if this area actually becoming more popular down the line.

This development isn't all that large, and I wouldn't hold my breath for anything spectacular.
