443 blvd Labrosse + 329 rue Marquette, Gatineau | 29m | 8f | Proposed

https://www.gatineau.ca/upload/avis_..._marquette.pdf

Pending approval for demolition of the two houses to build 8 floors, 87 apartments. Considering the proximity to the Rapibus, densification is good I think. IMO the parking ramp should be on Marquette instead of Labrosse. 51 parking spaces... That's a lot of cars trying to exit onto the busy Labrosse blvd during rush hour. But I think it's good that there is not 1:1 parking spaces.

People are flipping out about this one. It's a main drag, within 500m of the Rapibus (though quite an unpleasant walk), high school, community rink, down the road from a strip mall with most day to day services. This is the perfect place for densification.

If people are freaking out about height, they are idiots. Being at the bottom of a hill, the building is lower than most of the surrounding landscape. It's not notable unless you are standing next to it. If it's about location, they are idiots. It's almost directly attached to mass transit. If it's about 'character of the neighbourhood' or some bull, people are idiots. There is a scrapyard and an industrial zone a block away.

We all know it's the single family homeowners crying and trying to protect their mass transit-adjacent suburban cookie cutter tract housing 'utopia' from density at the end of the day.
