City Council unanimously approved a public-private partnership Thursday that will allow for a $200 million development on five acres at Hemisfair.

A Zachry Hospitality affiliate company will sublease the land from Hemisfair Park Area Redevelopment Corporation (HPARC) and build a hotel, office building, parking, and retail space on the northwest corner of what will become the nine-acre Civic Park. City Council also authorized a tax increment reinvestment zone for the Hemisfair district that will allow the nonprofit government corporation to collect increased taxes in the area for programming and maintenance for the second largest urban park in San Antonio.

“Improving downtown is part of that big picture to address workforce development and housing opportunities,” said Mayor Ivy Taylor before Council’s vote. “In order for us to be a competitive city, we have to have a competitive downtown and the Hemisfair project is an amazing opportunity for us to continue the momentum we have seen in our city.”

The NRP Group, a multifamily housing developer, also has plans for the park’s northwest corner, where it will build a 380-unit apartment building. According to an agreement with HPARC, 10% of those units will be relatively affordable, workforce housing. The other 163 residential-unit project in the southeast quadrant by AREA Real Estate will have 50% workforce housing.

Texas Health Resources plans 20-acre hospital campus in Frisco

The 325,000-square-foot hospital is planned to be called Texas Health Frisco. The 74-bed acute-care hospital will sit on about 9 acres and will include a 24/7 emergency room, surgical services, women’s services and a neonatal intensive care unit. A 120,000-square-foot medical office building with a 90,000-square-foot clinic is also planned for the campus.

Plans submitted to the city show the hospital is planned to have eight stories, and the medical office building will have four stories.

Well it just barely qualifies, but Fort Worth's Hotel Renovo proposal is 12 floors. Previously, it was only going to be 10.

Chris said this thread was open to mid-rises, too, which begin at five floors.

Developers detail plans for 2 more Legacy office towers in Plano

Houston-based Weingarten Realty Investors (NYSE: WRI) announced Feb. 22 that it plans to build a 30-story residential luxury high-rise within the River Oaks Shopping District.

The tower will be located on the north side of West Gray at Driscoll Street, at the current site of Local Pour, Café Ginger and adjacent parking. It will include 300 luxury units and about 10,000 square feet of ground-floor retail. The project is tentatively expected to break ground in 2018 and be complete in 2021.

I like what the rendering shows, but I do worry about the execution of it, namely the materials. The form of it reminds me of some of the old art-deco buildings in Miami Beach.

I think it *could* be doable if the materials were high quality with some detail work along the lines of older art deco buildings. I don't see them going that route, therefore I'm preparing myself to be dissatisfied now and just get that out of the way.
