Revealed: 53-Story Hotel & Residential Tower Planned On Biscayne Boulevard

The owner of a lot at 1775 Biscayne Boulevard has submitted a proposal to build a 53-story, 633-foot tall tower.

In total, the proposal includes 1.22 million square feet of mixed-use space, including a significant retail component:

444 residential units
200 hotel rooms
45,600 square feet of retail/restaurant
64,800 square feet of office
546 car / 39 bicycle parking spaces
A hotel lobby, restaurant, and amenity deck will be located on level 9. A separate amenity deck for the residences will be located on the rooftop (so no rooftop lounge open to the public).

Six waivers are being requested, including a 30% parking reduction, residential floor plate increase, driveway width reduction, and an increase in lot coverage from the 80% permitted to 88%.

Kobi Karp is the project architect. V Downtown Inc., managed by Barry J. Silverman and Judy Silverman, is the developer.

Melo Group is currently using the land as a staging area for the Aria on the Bay condo project, which is nearly complete.

The proposal is set to be reviewed by Miami’s Urban Development Review Board on November 29, and will likely be the last big project voted on by the board in 2017.

1775 Biscayne Gets Approval To Build At 53 Stories

Approval was finalized last week. Some waivers from Miami 21 Zoning Code requirements included a 30% parking reduction, along with conditions. The project was first submitted in July 2017, and reviewed by the Urban Development Review Board in November.

1775 Biscayne proposed to include:

this will fit well into the skyline.

Yes sir. Just a slew of new projects hitting the pipeline. As this current wave of u/c reaches completion, Q3 of 2018 onward will see many more shovels on the ground. Promising cranes that will loiter the skyline for years to come.

Pennsylvania Developer Announces Plans To Build 540 Apartments At V Downtown Site, Groundbreaking Early 2024

Downtown Miami’s 1775 Biscayne property has been sold to a Pennsylvania developer, and a redesign of the tower is planned, according to the SFBJ.

LCOR, which is based in the Philadelphia area, paid $49 million for the 1.08-acre site. The sale closed on May 26.

The developer is now preparing plans for a new tower on the site, LCOR said in a statement.

LCOR’s new tower will rise 40 stories and include:

540 apartments
Co-working and amenity spaces
14,000 square feet of retail
600+ parking spaces
Groundbreaking is planned in early 2024, with completion in 2026.


Previous plans from 2017 for a project called V Tower on the site included a 53-story, 633-foot tower with 444 residential units, 200 hotel rooms, 45,600 square feet of retail/restaurant, 64,800 square feet of office, and 546 parking spaces.

Lobbyists Register For Two Planned Edgewater Apartment Towers

There are signs that two separate Edgewater apartment towers are now moving through the approval process in close proximity to each other.

In recent days, multiple attorneys registered as lobbyists with the city to represent the owners of the two properties on zoning and other issues.

The first lobbyist registration came on August 11 on behalf of the owner of 1775 Biscayne Boulevard (formerly the site where V-Tor was planned).


According to a note in the system, the lobbyist is representing 1775 Biscayne L/Cal LLC on land use and zoning issues regarding the property.

Pennsylvania-based LCOR purchased the property earlier this year. The developer said it is planning to break ground in early 2024 on a 540-unit apartment tower.

Commission To Vote On Covenant Release At V Downtown Site

The new owners of the V Downtown site are requesting removal of a restrictive covenant on the property, in order to proceed with development.

The covenant was agreed to by a previous owner in 2007 as part of another development proposal submitted under Miami’s old zoning code. In 2010, the city repealed and replaced those rules with a new zoning code known as Miami 21.

Floor Lot Ratio on the lot was restricted by the covenant agreed to under the old rules.

A waiver allowing for the mixed-use 53-story V Downtown tower was approved by city planners in 2018.

In 2022, Pennsylvania-based LCOR purchased the property, and announced plans for a 40-story tower with:

540 apartments
14,000 square feet of retail
600+ parking spaces
City planners are recommending the covenant be removed to allow the development to proceed under current zoning code.

The resolution on removing the covenant is scheduled to be heard by the City Commission on March 23.

Hollywood-based ODP Architects designed 1775 Biscayne, which will have its plans go before the city’s Urban Development Review Board in the near future. KAS, led by Karen Aspera, is the interior designer.

LCOR plans to break ground on the project in the second quarter of 2024.

42-Story Edgewater Tower Submitted For Construction Permit, Contractor Named

42-story apartment tower proposed at 1775 Biscayne Boulevard has quickly moved to the construction permitting phase,

Plans for the apartment high rise were submitted for an Urban Development Review Board hearing just days ago, with the meeting scheduled for September 20.


According to the construction permit application submitted on September 13, the tower has an estimated hard construction cost of $150M, with Coastal Construction listed as the contractor.

The UDRB filing shows the tower is proposed to top off at 451 feet and include:

544 rental apartments
10,106 square feet of ground-floor retail
628-space parking garage
ODP is the architect. KAS is doing interior design.


Groundbreaking is planned in Q2 2024.
