Wonder if this is just to deflect attention from the 14-storey proposal across the street people were agonizing about.

I believe this is New Horizon (based on the previous application and project trailer), and that project was DeSantis. They could be working together though.

We'll have to wait and see!

it's actually a smart move by them. There is currently NO height limit out there. And this development style has been done all along the Gardiner, 401, 427, 403 through the GTA. Good idea to try to bust through into the big leagues in one of the rare areas of Hamilton with no height limit.

I mean it's not an awful spot for height - right next to the highway plus the GO Station opening relatively close

If this slips through , would make the 30 storey max height in downtown Hamilton a complete joke (already a bad one).

There is literally -60% chance this gets approved. 60 floors?! Someone is trying to throw mud at city hall. What else have they tried to build in Hamilton? This is likely a very expensive response.

This is what I like the most about this. Sure has that feel of someone who is tired of this hick-town mindset holding Hamilton back forever. Somehow every single neighbourhood group in the city has developed this idea that we should wall off Hamilton and never let anyone else move here.

No wonder all our university grads flock back to TO unless they want to stay here and make art, furniture or be a barista.

LOL wow what!?!? This little area is going to turn into Hamilton's Humbar Bay (Etobicoke). Who would of ever thought that Hamilton's tallest would end up in Stoney Creek and in an area that is not even serviced by transit lol.

Oh well build it, maybe it's the catalyst we need to bring better transit to the area!

that zoning doc reads like a lot of similar ones in the GTA implemented around that time….strange reading a document from Hamilton where we seemed to actually want to grow the same way as the GTA cities nearby. Sometime since then we've decided we like shrinking and opposing growth.

No height limit no density limit and land use already approved WOW!!!! As epic as this bit of news is it's really depressing to think this is exactly the type of developments that should be common place in our downtown but by some extremely rare stroke of luck or mistake lol it will end up in the suburbs.

Man those people in that area that were so pissed about a possible 14 story building at that little plaza there are literally going to lose their minds over this haha!

I don't see the big deal. We have no problem approving thousands of sprawling single family homes which are inefficient and contributing to our massive infrastructure deficit. Why are we not building neighbourhoods in the sky? How does this affect traffic anymore then Summit Park on the mountain? or any other subdivision. It's time we start building 'communities' like these. Hamilton was a MAJOR city and should be once again. Why do we continue playing small?

Totally agree. Although I disagree on one point (although I suspect you agree. lol) - there is NOTHING that contributes to awful traffic more than single family subdivision sprawl with 2 car garages and long windy streets that are totally unwalkable.
It's always ironic to hear people who live in such homes point to a development like this and cry "BUT TRAFFIC!" It's a proven fact - with ANY sort of transit service, or nearby retail amenities, people who live in multi-storey buildings drive less than those in homes. Also, people in high-rise buildings won't own 2-3 cars per household like virtually every single house in this area between the QEW and the lake currently do.

I totally share your frustration with the fact that Hamilton used to be a major city and now we're happy dwindling away to smallish town status while everyone around us fights hard to grow and prosper.

EDIT: I've spoken with many successful business owners in the city who were shocked to learn about our insane height restriction added last minute to the downtown secondary plan. Do what you will, but I continue to suggest that such business folks make your voices heard at city hall. Neighbourhood associations have a disproportionate voice among our city leaders. People actually creating jobs and generating wealth deserve to have their voices heard too.
