Yeah 35XV is easily one of the best new buildings in this century. That base is just as killer as the glass portion.

A lot of under construction buildings in this shot from last Wednesday in my NY office on Houston: 56 Leonard, 115 Nassau, 99 Church, 175 Greenwich.

The Blue Sea Development Corporation will develop the project on behalf of the city. The project will span just over 340,000 square feet and include 303 apartments. There will also be over 25,000 square feet of commercial space, a 13,300 square feet community center, a fitness room on the ground floor, and outdoor recreational areas on the eighth and 11th floors.

Danois Architects is listed as the architect of record for the project.

The multi-million-dollar “faux hostel” project is in the hands of co-developers David Paz (aka Omnia Group) and the North Wind Group. These renderings come courtesy of the HAKS engineering firm on the project.

Behind the scenes, meanwhile, this development is a clusterfuck. As previously reported, the most significant architectural change to the former Salvation Army building is the construction of a 37-foot tumor to feature more rooms and a rooftop terrace. However, the added floor area comes at the expense of 223 Bowery, razed last month for zoning compliance at the order of a mysterious handwritten rescind letter from DOB (i.e. 225 Bowery is actually overbuilt).

I posted this in the "skylines" photo thread, but thought it was pretty cool. Uploaded on 24/02/2016, it looks to be taken around Fall of 2015, but its a 20 gigapixel interactive panorama. If you expand it, make it full screen, the detail when zooming in allows you to see people on the street and for miles. All of DoBro, White Plains, parts of Connecticut, Queens, SI, all of Manhattan, parts of Newark, Hudson County, Gold Coast and so on.

In January, YIMBY brought you the first look at a 23-story residential project planned for 4650 Broadway, on the border between Washington Heights and Inwood. Now, a different developer has filed plans for a 19-story apartment building only two blocks south, at 4566 Broadway.

The 225-foot-tall development would rise at the corner of Broadway and Nagle Avenue, across the street from Fort Tryon Park. The building would hold 171 apartments, stacked on top of 7,780 square feet of retail. The apartments would be spread across 148,565 square feet of residential space, for average units weighing in around 870 square feet.

Apartments would begin on the second floor, with each story hosting eight to 15 units each. Amenities would also include shared roof decks on the sixth and 19th floors, laundry rooms, and a 24-car garage in the cellar.

This project is much larger than zoning would normally allow here, and it’s clear that developer Largavista Companies plans to apply for an upzoning. The plans also include far less parking than we’d expect. If the city approves a rezoning here, the builder would have to set aside a quarter of the apartments as affordable housing. The city would also waive parking requirements for the affordable units, which explains the relatively small parking garage.

Sleek Curtain Wall in Evidence at 57-Storey Tower 28

I think videos, particularly ones with drones are great ways to see developments in action. I'll start adding a new feature to the directory including video construction updates as opposed to the standard image. For best results, full screen, HD, and pause at the time mentioned below.
