So is the WRS Underground deal officially dead? It is January 31st, and I can't find anything showing that the deal closed today, which was the deadline set by Reed.

Looks like No.2 Opus has been altered and will only be 53 stories. No hotel component. I wonder what happen. Even without the hotel, it will be a nice addition to the skyline. Maybe the hotel component was too much when SLS is also in the works?

That's soo dissapointing, but I thought it only had condos and corporate suites unless the corporate suites was the hotel component?

BS, Atlanta does need more hotel rooms. Just start it already. Knew something like this would happen.

From my understanding the hotel component allows developers the capital they need to get the building under construction so they don't have to wait for the "x%" of presales that is typically required with condo-only deals. They say in the article that they're doing residential only, because the "condo market is so strong", but I don't know how much faith I put into that. Originally they were targeting 380 condos, assuming they have to pre-sale 190 (50%), that is a tough order.

On Opus 2. It is a pity to lose a 74 story building for the skyline, however I always thought that it was too high for that location given all the wonderful buildings around it - so 50+ would fit much better into the high rise mixture IMO. My real concern is whether it will be built at all! Do we have another Eviva on our plate?

While disheartening to lose out on a tower of that size, I wasn't too keen on the new design. I hope this project moves forward either way. Atlanta's dearth of condos and street activation are much more important than additional stories on skyscrapers. I hope updated renderings provide a little better street activity and something more aesthetically towards the building's crown.

Edit: oops, didn't realize the 53 story rendering was already out.

Opus

I agree.

If the current design had been more noteworthy, I would be more disheartened at the height reduction.

Now my confession is that I really didn't want such an ordinary building playing such a dominant role ( by its height ) in the Midtown skyline unless it was something that would raise the Architectural bar to the next level – which it didn’t really do.

At 53 stories, it will settle in nicely with its 14th street peers and add just enough diversity to add a little architectural flavor to the area without being over-bearing.

The fact that it is different from most of the other tall towers in Atlanta with tapering at the top is the reason I thought it was a good fit for the skyline. That being said, I do agree that its not an earth-shattering design and for that reason I am not terribly disappointed with it as a 53-story tower.

I mean, we just had a 770' project's proposed height reduced. I think it's okay to temper expectations
