Another big proposal for Milwaukee:

Carroll Properties is moving forward with their proposal for a 35-story luxury apartment building on the northeast corner of N. Van Buren St. and E. Kilbourn Ave. Located in the heart of East Town, the new tower would include between 224 and 275 apartments and up to 10,000 square-feet of first-floor commercial space. Designed by FitzGerald Associates of Chiciago, the building is the first entry into the Milwaukee market for Carroll Properties.

The 28,504 square-foot site at 700 E. Kilbourn Ave. is occupied with two surface parking lots and a building that most recently housed Edwardo’s restaurant. That building would be demolished for the project. The land today is owned by Jim Wiechmann. Wiechmann is also involved in the proposed The Rhythm apartment building, which would replace The Curve tavern.
The proposed tower replaces a dead proposal on the site for the Bookends North apartment high-rise. That building was proposed by New Land Enterprises, but didn’t get off the ground when the developer couldn’t secure a loan guarantee from the Department of Housing and Urban Development (The Moderne secured was able to snag a loan guarantee and got built during the same period). The proposed Bookends North development did receive a zoning variance, which would be amended for this new project.

^LVDW, someone over at SSC said they found an elevation with a graphic scale on it and that the building actually scales out to ~400' tall, so for now, i'm gonna put that in the thread title, unless you have better info that the building will be closer to 350'.


anyway, it looks like a good project for milwaukee.

the design looks interesting, but it has that kind of "it looks pretty cool as a rendering , but it could be an utter train wreck once the VE vultures rip it apart" look. sort of like what happened with The Moderne.

I just guessed 350 based off the floor count, I'll be thrilled if this is 400' though, that would put it easily in the top 10 highest, maybe even top 5 if it's over 408' (obviously the other new towers would bump it back down into the top 10). Milwaukee is going to have a completely different skyline if these all get built.

actually, i just found the elevation in question and scaled it myself. the total height to the top of the mechanical screen parapet is ~415'.

and according to the exterior elevations, the building has 35 numbered floors, plus a penthouse level, so it's really 36 floors high.

I love how much info the City of Milwaukee puts out there. It seems their government really has their shit together from a planning perspective.

Where did the Milwaukee Compilation thread go? Did it die? I heard that the North End Phase III broke ground and that's a big f-ing deal, like 300 units or something.

the problem is that we have very few milwaukee forumers here at SSP, so milwaukee threads tend to fall quickly. SSC is much more active for milwaukee development discussion.

looks like a standard rezoning document to me. At least in Toronto, something like that is made up for every tower. They just don't always get uploaded online for public viewing.

This project has a leg up on the Couture in that it won’t be facing lawsuits and doesn’t require a land sale approval from local government. One has to feel the market for high end apartments will be saturated in the next 5 years but I would bet this one makes makes it off the ground because everything is lined up. The Couture or some project will still be built on that spot because it is prime real estate, it might be another phase of the North End, Avenir, or the proposed complex on Prospect by Dominion Properties that suffers instead.

Thanks, I never go to SSC because I find the site utterly confusing in terms of how it is organized. I couldn't ever find anything so I stopped trying. Now that I have that link I'll probably follow those other Midwestern threads. I'm also interested in Madison which seems to be on a perpetual growth spurt.

it's not a train wreck, but it was VE'ed pretty bad. just compare a rendering of it to the finished product.

Willie Wade prompted the talk after confirming the project is not seeking city subsidy. Historically, Milwaukee officials have placed participation requirements on projects that receive city money.

from an SSC forumer. it looks like this one could be heading toward a shrinkage. however, even with 7 fewer floors, it would still be tall enough to have a pretty good skyline impact.
