170 N Halsted and 178 N Halsted (Lake and Halsted) both sold a few weeks ago for a combined $15M.

Proposal is this office/retail building. Just getting a little closer to reality:

West Loop is coming along, would like to see it begin to develop the same level of pedestrian activity as the Loop or River North. The increased multitude of uses beyond mere residential helps. More hotels and retail are needed. It's only a matter of time.

That blurry site plan appears to show the Prairie Shores towers no longer there.

Huh, this is interesting. There were 13 demolition permits issued for the lowrise structures on Harrison St, from Loomis to Ashland. Is there a major development planned for that two block stretch?

Great catch.

My sleuthing has revealed nothing, but it appears that Center Court Gardens on the NE corner of Ashland and Harrison is being demo'd. A streetview of the site shows green construction tarp around the fencing.

Not sure what's going on, but my guess is that IMD institutions are going after the land for more expansions. It was a shitty suburban apartment complex anyway so I'm glad to see it go

I've seen preliminary renderings. It does continue the design standards.

Though, I hate that it's white colored. Anyone who has driven by it recently will note that the new hospital already looks old and dirty from the outside.

It will span Ashland to Loomis when you factor in the gargantuan parking garage planned for the Loomis end of the site. Way to mess up a perfectly good, old-school tree-lined neighborhood street...

I'm not sure if this garage will be built in the first phase, but Rush eventually plans to demolish their main garage on Paulina and disperse the parking to a few outlying garages.

Don't know if this portends anything for the future of this famous adaptive reuse, but the Century shopping center is losing its CVS. The snazzy Walgreens flagship helped killed it off no doubt (though there's another CVS just a couple blocks north).

The southern Logan Square CVS, a thoroughly dilapidated ex Jewel near Milwaukee and Armitage, is also being abandoned (along with 9 others in the city limits -- see list at link below). This is a giant lot with a huge parking lot, about as perfect for TOD style residential as anything within a three block radius of a Blue Line station. So of course Proco Jo wants to downzone it as much as possible -- "from a shopping district to a residential, single-unit district", so as to "ensure that he and the community will be given the opportunity to provide their input regarding the future disposition of this significant land parcel."

^ This is great. I wouldn't worry about Proco Joe, as always he just wants his fair share of the shakedown as well as to save face by throwing a bone to the affordable housing nitwits. I definitely see a TOD proposed on that eyesore

What would really make me chuckle would be if a developer finally called one of these Alderman's bluffs by building a small handful of million dollar homes behind a wrought iron gate at one of these sites, thus providing no affordable housing nor requiring any upzoning at all.

the above listing is for two new build SFR - and the lot was just re-zoned for a 6-unit condo building. they just got the zoning change and are now building 2 SFR instead.

People who are fighting market rate development of prime real estate just so that a certain ethnic group can remain there and keep the area in a disheveled state in perpetuity while the city is flat broke are nitwits, a menace to society, and should be sidelined from all discourse until they develop more reasonable expectations.
