Yes, even if TECOM wins the project, it risks other parks coming up in the vicinity
at a faster pace. I feel that TECOM will try to speed up and reduce the whole
project period to half or less.

Ambalamugal campus can revel Technopark in green-ness, except the eyesore of those smokestacks of KRL/HOC. Road access is a bit round-about right now, but once the brahmapuram bridge of Infopark comes, that will be an alternate route.

But my concern with all the parks around,

WHERE ARE THE ROADS?

I chanced upon a website called tendersonline.I found the tenders floated by CPT,CIAL,TCS and FACT for their IT parks in Kochi.

Another 300 acre township !!!!!!
Now with Smart City almost through , I guess run for land in Kochi will explode . Its only matter of time that Kochi will spread from Cherthala to Nedumbassery.
Today Manorama reported that NEST is having big expansion plans in Kochi.

Why our Islands are not targeted by builders , Like Vypin , Bolgatty , Now these are well connected to mainland. PuthuVype area has got lots of areas which can be developed.

Looks like Lulu Project is pending for some sort of approvals- Enviornmental Clearance

That is indeed massive project on 16 acres

KMC,
Thats interesting piece of information.So the lulu project is stuck in the ministry of environment's office.I never knew that infrastructure projects like malls ,hotels etc should get clearance from the central ministry(thought only state govt's/coop's approval is required

Anyway it will not be like smart city...They have purchased land by their money.Infact the hanging smartcity project worked well as a signboard for other investers. They may not think of Govt land , Govt participation etc and to wait indefinitely ....

Thats awesome, Pramod. This is in sync with Dileep's guess that many many more big players are landing in Kochi. Kochi phenomenon has taken
root. Now it must be nurtured for a future progressive Kerala.

KMC, your info on LuLu project was a good update. Its only due to
hurdles like environmental clearances billions $ worth investment is
getting delayed in Kochi.

It is really sad that our government is taking so much time to decide on Smart City project. I believe it is for their own selfish reasons. If not Tecom at least the government could have taken quick steps to bring some other IT park.And it is frustrating to see most of the announced projects in Kochi not taking off.

I heard that Mall O in NH Bye pass will get completed in September 2007 Pantaloon Hypermart in Metro One mall in Kaloor will open within two or three months. So it will be another big take off for Kochi

After the completion of Wipro in Infopark and L&T Tejomaya and Leela Infopark Phase II will Infopark reach an almost equal position with Technopark

Many north Indians working with me are are interested in investing in the realty sector of Kochi.The sea,cosmopolitan culture and the city's status as the best in the west coast after Mumbai are attracting them to it.
Eight malls and still counting..............if only the commies stay put and stop meddling with the city's affairs ,we could see the most explosive and sustained development that Kerala has ever witnessed.Kochi is the flavour of the season...........the large no of realty devps who have bought land in Kochi cant be wrong.
Most us feel that kakkanad/nedumbassery/maradu is going to be the next hotspot but there is a darkhorse which might pose some stiff comptt--Eloor.
FACT is in dire finacial crisis, its only a matter of time before they put their Eloor property on block.They have already sold Udyogmandal ICSE(i was a student of this wonderful school),central school and JNM hospital.

I also heard from a builder that Kakkanad area is still subject to FAR of 4. So I believe that a lot more of highrises will spring up

Eloor has only one problem. Pollution. That will kill any aspiration for residential or IT development.

Major areas as of now are:

1. Nedumbassery area, from Periyar to Angamali.
2. Kakkanad area, north to edathala, east to kizhakkambalam, south to vennala.
3. Udayamperoor area, from Thripunithura to S. Paravur
4. Maradu area, southward to Aroor.
5. Aluva area, from Kalamassery to Periyar.
