Here comes 2 Manhattan West! According to NY Yimby.. the SOM designed tower will no longer be a supertall.. too bad.. filings indicate a height cut down to 849 Feet!

Surprising considering that new commercial space is as hot as can be in the area.

it's a shame, but perhaps not totally surprizing given its strictly an office tower.

i would think they would really want to build big as possible to get maximum return for all the expense and efforts needed to first cover over the railyard?

oh well -- 1.7M sq ft of office space for it will still give us quite a street presence in the immediate area.

It's not too much of a loss IMO. Just look how dominating a similar somewhat heighted 10 Hudson is. In the end, a minor reduction, but in a way, will kinda look good aesthetically as you have almost a stepping look to the complex. 1, and 2 MW, a slightly shorter 3 MW, and the monolith dubbed 5 MW. There is still the hotel being 4th MW which should rise last. All in all, barring the cladding of 5 MW, there are 4 towers rising in conjunction with the flurry at HY. To be frank, I'm content. We have become spoiled to the point that 849 ft seems short.

But remember that this is too the roof. So it will most likely be a few ft taller. Close to 900.

It could be a risk calculation. 1 MW is almost fully leased, but with the competition, might be better to shave several millions and not risk building too tall where it might be hard to fill up after a certain occupancy % (2 MW that is down the line).

There is still 3 Hudson to fill up, which is all competition, even though there within proximity.

Cost savings wise it definitely shaved some millions off.

This was changed back when Related revealed it's plans for the Hudson Yards. Where before we were going to get 2 big office towers, the largest tower was "sliced" in favor of adding a residential tower (3 MW). There were no extra air rights to be given for this development, so the north tower (1 MW) was increased in size slightly, but the south tower was decreased.

I didn't think the residential tower was a good move at the time, but it fits the way things have changed on the west side. This complex has become more mixed use, with another smaller building added to the mix. Think of it as a smaller version of what Related is doing.

Ernst & Young To Move U.S. Headquarters To One Manhattan West

November 02, 2017

Quote:
Ernst & Young is joining the westward shift of major office tenants in Manhattan. EY announced Thursday that it has signed on for 600K SF at Brookfield Property Partners' One Manhattan West project, occupying the sixth through 22nd floors when the tower is completed in 2019.

It will move from its current U.S. headquarters in Times Square, where its lease is up in 2022. With the EY deal, the 67-story, 2.1M SF One Manhattan West is 82% leased.

Ernst & Young to Create more than 1,000 Jobs in New York

By Marivic Cabural Summers
November 3, 2017

Quote:
Richard Jeanneret, a regional managing partner at EY said the move aligns with the company’s focus on business innovation.

He said One Manhattan West is a great addition to the company’s footprint in Metro New York because of its convenient location and focus on connectivity and technology. EY has two growth and innovation “wavespace” centers in Union Square and Chelsea.

Additionally, Jeanneret said, “We are constantly evaluating opportunities to expand EY’s ability in helping our clients navigate the transformative age.”
