We are seeing more and more new proposals, every week!

Projects & Construction:

Whitaker Park Apartments:
Whitaker Park Apartments will have 210 units and could begin construction in Spring 2017. It will be an adaptive reuse project, but could also include new construction. Whitaker Park is a massive adaptive reuse and new construction development that will have around 2.5 million square feet of residential, office, and retail, when it's completed.

Reynolds Athletic Complex:
Workers are cutting windows into the 1950s building. This was originally a windowless box, but the arched recesses are great places to add arched windows.

Livery Apts:
Lisha Construction is the general contractor and Solomon Development, which relocated from Baltimore to Winston-Salem, is the developer. The city will build a park next to the development.

757 North:
Creative Builders is the general contractor for this project. A forum member at WSTB shared a few photographs. I'll share one of them on this thread.

It's currently before a review board.

Bailey Business Center - Building 23-2: (Bailey Power Plant Complex)
This week, we have photographs from Seekircher Steel Window of Peekskill, NY.,. They will restore the existing historic steel windows in the Bailey Power Plant. Parts of the windows will have to be reconstructed. Maybe they will continue to give us updates on the work! Thanks to someone at an engineering firm, working on the project, we can now confirm the building will have a movie theatre.

innovateHER:
innovateHER is new and headquartered in downtown's IQ District, offering programs and services focused on entrepreneurial education, startups, and business growth. Fay Horwitt said “Women entrepreneurs experience very unique challenges and barriers to entry and business growth. innovateHER has been created to help local women navigate these barriers and experience growth.” In the first two weeks, 50 women have already joined.

Convention Center Renovation:
Our first photographic update on this project! Workers are removing the 1960s sunken gardens, to expand the convention center to the sidewalk, for more meeting space and prefunction space. Did you know: This was North Carolina's first convention center. It was designed by HOK in the 1960s.

Hotel Indigo:
The official name of the development group is Mayfair Street Partners, so we will use that name for the developer. Hotel Indigo is now confirmed. The hotel will have a steakhouse and martini bar on the beautiful Art Deco ground floor, using the vintage Sir Winston name. The basement will become the Prince Albert Restaurant & Bar. Their plans also include meeting space and a nice fitness center. The number of keys depends on an expansion to the west of the building, where the facade is extremely rough. If they don't expand, the hotel will have 75 rooms. If they do expand, it "could" have 110 rooms, but I'm not sure? We may have to wait until the official announcement, later this week, to have more clarity on the expansion. So, don't be surprised if we see changes to this information in next week's update. To gain additional space for the hotel, they will move the elevators. Even if they don't expand with more hotel rooms, they may add a small expansion for the elevators. No word on if they will keep the remaining original 1928 Otis Elevator? I'm expecting the two rough sides to be reclad, with the west side possibly seeing an expansion. This expansion will reduce the size of Merschel Plaza, but I view that as great news, since it will also reduce the cost of the park and maybe allow for more upgrades to the park?

I rotated, enlarged and cleaned-up the following image, so you can see how the hotel will fit in the building and can clearly see the expansion, which will be built where the Richardson Romanesque Crawford Building once stood. They do own that site.

This is the park with underground parking that will be constructed around the Hotel Indigo (shown as Pepper Building) using millions in bonds already approved by voters and additional fundraising for more extras. It also shows the cap over Third Street for SciWorks. Yes, Winston-Salem's terrain is rough enough to allow a cap in the middle.

There are only two Hotel Indigos in North Carolina, in downtown Asheville and Research Triangle Park. Winston-Salem will soon have the third Hotel Indigo in the state.

Top Shelf Headquarters:
It appears as if the building formerly known as 527 North Trade is now called Top Shelf Headquarters. Sources are saying WME Talent & Literary Agency (William Morris Endeavor Entertainment) of Beverly Hills leased the office space for their sports marketing and hospitality division HQ. The building will have Top Shelf's headquarters on the top floor, Crafted: The Art of the Taco on the ground floor, and an arts and event space in the basement.

New Winston Museum:
The 1941 Radio Center Studios Building, at 419 Spruce Street, was purchased by the Arts Council and will become the new downtown home of The New Winston Museum, which is the city's history museum. The National Black Theatre Hall of Fame and Museum may also temporarily open in this space, allowing them to open before the next National Black Theatre Festival. Both museums are also talking about working together on a space, which could move the National Black Theatre Hall of Fame and Museum to this building? Long term plans could include dance or other performance space in this building.

National Black Theatre Hall of Fame and Museum:
Architects have started work on the building, but the Hall of Fame may select another building (see above)? The architects are looking at the original drawings from 1926, to help with the design of the adaptive reuse project, and shared this image, shown below.

SciWorks Downtown:
Construction could start in 18 months and they expect construction to take 30 months, which I'm guessing may include demolition?

The O'Hanlon:
The developer has decided to try something different from what they usually build. The O'Hanlon will become mixed-use office and residential. The office space will be designed and marketed to research and technology companies. To appeal to young millennials and tech companies, they will restore the interior of the building to its original 1915 appearance, including removing past renovations and exposing the original beams on the ceiling and the original terrazzo floors. They have the original blueprints and I would like to see the windows restored to their original appearance. The developer will construct a rooftop terrace for all tenants and a large top floor luxury penthouse with mountain views. A "blow-out bar" has leased space in the project and the Mediterranean restaurant will continue as a tenant and remain open during renovations. GEMCAP is the general contractor and STITCH Design Shop is the architect.

Archaeology: Rudolph's Kiln:
Archaeologists found the Kiln last week. The body of the Kiln is most likely intact. Workers at the pottery made creamware, coarse & refined earthenware, and stoneware. Geoffrey Hughes said “It’s amazing to me how much skill these potters had. People would come to Winston-Salem for things they couldn’t get from their local potter.”

Western Film Festival & Nostalgia Convention:
The 39th National Western Film Festival & Nostalgia Convention is July 13-16. See 3D special screenings of classic films and meet celebrities from your favorite westerns and classic television shows. If you're a collector, they also have dealers selling everything from lobby cards to vintage vinyl records. The event will have live entertainment and much more. They have a long list of celebrities attending... to many to name. If you like vintage westerns and classic television shows, you may want to visit Winston-Salem for this event. It's a major national festival held in Winston-Salem every summer.

Ansel Adams - Eloquent Light:
Do you like photography? If so, you should consider visiting this exhibition at Reynolda House Museum of American Art. You only have until July 17! The photographs in the exhibit have never been on display together and Reynolda House is the only museum this exhibition will appear in. The National Parks Conservation Association has joined Reynolda House as the National Outreach Partner for the exhibition. Reynolda House will embark on a series of events and talks focused on themes of sustainability and preservation. If you're visiting Winston-Salem this month, this is a must see!

We are starting to see developers relocate their headquarters to Winston-Salem, to take advantage of the city's boom. We have another in this week's update!

Projects & Construction:

Easter Creek Partners Headquarters:
Winston-Salem's newest corporate headquarters is Easter Creek Partners. They are an LGBT owned business and will relocate their development company to Winston-Salem, to take advantage of growth in office and retail in this city. They will build a new office building with ground-level retail. The building will be completed in late Fall 2016.

Aloft Hotel:
Did you know I make digital 3D models of buildings and have a model of Winston-Salem's downtown? This is what the Aloft Hotel with parking deck and retail structure could look like. It's based on the architect's rendering. These models can be converted into diagrams, as well. Yes, this building is now in the diagrams. Remember to turn-on proposed buildings to view it. I also make digital 3D models of buildings in other cities, for the diagrams.

The properties acquired in downtown Winston-Salem are around 1.2 million square feet of life science space that is 100% leased. Ventas REIT is also considering a partnership to develop an additional 2.5 million square feet of life science space in downtown Winston-Salem.

Corpening Plaza Renovation:
Corpening Plaza Watergardens & Park and the massive underground parking deck below it will be completely renovated by BB&T. Expect to see new landscaping, lighting, and they will install new waterproofing in the pools, fountains, waterfall, and reflecting pond. Construction on the park will be completed in late Fall 2016. We will follow the watergarden & park renovation, if I can find photographs of the work.

Hotel Indigo:
The announcement they said they would make, at the end of last week, didn't happen. They did install a construction fence around the Art Deco building, blocking the sidewalk.

Cafe Gelato Facade Renovation:
I said I was open to adding a few smaller projects. This is our first small project. We will "lightly follow" this, if photographs can be found. Lightly follow means it won't appear on our front page projects list, but if I find something, it will appear in the weekly update. Building facades on this eclectic street are being renovated. It's changing the character of the neighborhood from eclectic to upscale.

1791 Tower Clock Restoration:
Tower Clock Restoration & Repair was hired to retool some parts for Winston-Salem's historic 1791 Tower Clock. The clock has been in continuous operation for 225 years! The bell was made in Spring of 1772, by Matthew Tommerup. According to the person restoring the clock, it is one of the three oldest original tower clocks still in operation in the United States. Most of these are in museums. It is still wound-up twice a day and is over 95% original. We will follow this, if I can find photographs of it.

First July 4th Celebration:
I found an entire article on the first July 4th celebration, held in Winston-Salem in 1783. The first patriotic song in the United States, celebrating July 4th, was also written in Winston-Salem for that event.

http://www.thedailybeast.com/article...tml?via=mobile

RiverRun Director:
Rob Davis was selected as the new executive director of Winston-Salem's RiverRun International Film Festival. Davis will relocate from Fort Lauderdale to Winston-Salem. He said “The RiverRun International Film Festival has an outstanding reputation among the filmmaking community and as a significant cultural event in the South. One thing about living in Florida that I personally have missed is the four seasons. I found Winston-Salem to be a very, very nice city. It was impressive in its cultural offerings, and I am looking forward to being there.” Davis has also served as the director of the DeSantis Center for Motion Picture Industry Studies, where he developed and taught motion-picture-industry studies for more than 10 years. He developed and taught an international film course in Spain. He has published articles on film topics, and his writings have appeared in several books. Davis has been a panelist and speaker at film conferences in the U.S. and abroad including New York University’s Alfred Hitchcock Centennial Conference and the American Cinema and Everyday Life Conference hosted by the University of London.

Cross-Currents - Art+Learning Conference:
Do you want your city to be more like Winston-Salem: As cities around the country seek to enhance their economies, a national conference in Winston-Salem puts forth the idea that arts and learning are essential underpinnings for future revitalization. Some of the country's foremost leaders in visual and performing arts, philanthropy, education, and civic planning will host cross-disciplinary seminars, workshops, site visits and interactive sessions that explore innovative ideas around the use of arts and education to spur economic, civic and social change. This conference is specifically structured to promote creative thinking in service to organizational and civic well-being. Whether you are an artist, innovative educator, nonprofit executive, grant-maker, elected official, city leader, or head of a community development entity, this conference is for you. In no other setting will you meaningfully interact with people who have literally changed cities for the better, grown major arts and educational institutions, applied creative educational theories and put forth new thinking that can be applied to your situation. This will be held at the Kimpton Cardinal Hotel on Fourth Street, in downtown. The hotel is where I found this, so contact them for more information.

Pike Electric - Possible Headquarters?
Will Pike Electric relocate their headquarters to Winston-Salem? The company has signed a lease for full-service Class-A office space in the One West Fourth Street skyscraper in downtown Winston-Salem. Pike's office space will have the latest in tech/creative company office design. Nearly a third of the space will be what tech companies call a "war room" with easily movable furniture and whiteboards everywhere, for problem solving. The company's CEO has already moved to Winston-Salem, before the lease was signed. We may have to wait until an official announcement is made, to know if this is a major headquarters relocation to Winston-Salem and how many new high paying jobs this could bring to downtown.

Bowman Gray Medical Education Building:
Wake Forest University's new downtown medical school appears to be completed, but I haven't seen any official announcements saying it is completed; so it will remain on our construction list. I'm guessing we will see a big media event for the opening?

BB&T Ballpark - Attendance Records:

HealthSouth Hospital:
HealthSouth Corp., is partnering with Winston-Salem-based Novant Health to build a 68-bed inpatient rehabilitation hospital in Winston-Salem. This hospital will be HealthSouth's first in North Carolina. If it's successful, the two may partner on similar projects in other cities.

Hotel Indigo:
This project is now under construction. We can add CJMW as the interior architect. The developers have changed the name of the basement restaurant to Pepper’d by Sir Winston and it will have an art gallery in the mezzanine. Developer Simon Burgess said "There are no two Indigos the same. The starting point is that we have to do a neighborhood story — the building, the city and whatever else there is about it." The new hotel will have local connections woven through the experiences that guests have, from locally sourced food and drinks to art, photography and architecture incorporated into the design. The Atlanta-based developer has experience in the development of luxury golf and resort destinations in multiple countries. This developer was attracted to Winston-Salem by its growing research and tech industries in downtown. The hotel will open in Fall 2017.

The Sir Winston Restaurant has an interesting history. It was the Red Lion. The Red Lion was an upscale bar & restaurant for young professionals 50+ years ago, with a jazz band playing current jazz & pop songs. Joseph Kerrigan of Cleveland and two local investors bought the restaurant and renamed it Sir Winston in 1967. It still has the original Red Lion carpet and literary quotations in calligraphy that refer to eating and drinking. The developer is working on plans to cut-out the quotations and reuse them in the new restaurant.

418 North Marshall Street:
Lambert Architecture will renovate the exterior of the 34 year-old downtown building to give it a more dynamic look. The developers want the building to become a hub for media, digital, and creative companies. Currently, the city's newspaper and Fox 8 News have space in the building, along with the architectural firm working on the design. The renovations will add more lighting, signage, graphics, and a new courtyard on the Marshall Street side. They will replace the existing fountain with a new fountain in the courtyard, so they can have more space for tables and chairs.

This could be a new headquarters moving to Winston-Salem? Kid Smiles will build their largest office in Winston-Salem and the company leadership is calling this their "main hub." The office will also have 24 dental chairs (their largest dental office), so it will have an actual dental practice, as well. ESPA Architects designed the building.

You may remember, this building wasn't fully completed. It still needed signage, outdoor furniture, and glass on the awning over the entrance. The signs were installed on Friday of last week. They now also have outdoor furniture and are working on the glass. The signs were held-up in City Hall for this long. The photographer, who was kind enough to share the first three images with me, didn't want them credited. So, I will credit them to the forum instead. Be sure to thank the photographers at WSTB.

Projects & Construction:

Did You Know:
According to an article in Newsweek, Winston-Salem has the nation's fastest growing Innovation District (Downtown's IQ District). The article also said Winston-Salem is one of the Top 10 most technology-advanced cities of its size in America. WOW!

Bowman Gray Medical Education Building: Built!
The downtown medical school is finally completed and students will take their first classes in this building, this week! Wake Forest University visited medical schools across the country to look for the best ideas and latest technology and to see what is most successful. They took all of these ideas to the next level. Dr. Edward Abraham, M.D., Dean of the Wake Forest School of Medicine, said “This building really sets the standard across the country. It’s really remarkable. It’s nation-leading in terms of the configuration of this building. It’s really critical for us that this building provides the best in contemporary medical education." Team-based, interprofessional learning requires the flexible space the new building provides. Features include teleconferencing learning areas, experiential learning spaces, such as a large clinical skills center with 20 simulated patient rooms (18 outpatient clinic rooms and two inpatient hospital rooms), and a clinical anatomy area. The building also includes large and small group classrooms, as well as dedicated areas for quiet, individual study. It has a Starbucks and a dinning area with a skyline view. The top floor has a tiered classroom that seats 165 and is designed to encourage students to work together. It can be used for community events. The building also features a Wake Forest University School of Medicine Museum. Medical school leaders are currently planning to increase the number of medical students by 25%. Wake Forest School of Medicine will introduce one of the most advanced medical school curricula in the country, with the opening of this building.

There is so much this building has and offers, it is difficult to create a short summary of it all. So, as we always do when buildings are completed, I'll make a big photography post and let the photography tell thousands of words. This was originally planned to be tech company office space, from BioMed Realty, but the medical school leased it and is considering purchasing it in a few years. BioMed Realty's buildings in downtown's IQ District are always beautiful and interesting to see.

According to Dr. Eric Tomlinson, Downtown's IQ District will have 6,000 students by the end of next year. WOW!

We now have an architect and the number of keys for this 8-storey hotel project. The hotel will have 112 rooms, will be 96 feet tall (29.3 meters), and the architect is Eric Morrison. The hotel has meeting space for 110 people in a banquet hall. This is the first phase of a multi-phase project and is across the street, on the other side of the expressway, from Winston-Salem's downtown ballpark. This building and the building below are part of the same development.

Projects & Construction:

500 West Fifth Street:
According to rumors, the previous buyer may have dropped-out and PMC Property Group could be the new buyer of this property? A developer hired Hart & Hickman Environmental Solutions to perform due diligence on this property, last week.

In their hometown of Philadelphia, PMC Property Group is working on a similar project, called One Franklin Tower (click here to see it). For that project, they are completely recladding the building in glass and renovating it to office and residential, with possible retail spaces. They may have similar plans for this building in downtown Winston-Salem?

I think PMC Property Group wants to be the largest developer of apartments in Philadelphia, Baltimore, Pittsburgh, and Winston-Salem?

SciWorks Downtown:
NC House Bill 1030 has passed, providing state money for the construction of the downtown science museum. This is in addition to money provided by Forsyth County and donations from museum supporters.

The O'Hanlon:
Developer Ted Kairys said “for three years after its construction, the O’Hanlon Building was the tallest in the state.” Construction will start on floors 2-3 very soon. It appears as if the renovation will happen in phases, so current office tenants can remain in the building, during construction. It sounds like he is unsure if he can convert the building to residential and is still studying it? Originally, it was proposed to be residential, but has since become mixed-use and now could be restored and remain an office building? I guess we will see what uses this building has? I'll leave it as mixed-use, on our front page, until I have final information from the developer that says otherwise.

Progress Rail - New Jobs:
Progress Rail is in incentive talks with the city of Winston-Salem and Forsyth County to "move operations to Winston-Salem." They are fast growing and in need of more space. Progress Rail appears to be headquartered in a small town in Alabama. The company manufactures locomotives and rail transit vehicles and repairs rail-cars and recycles them. Progress Rail is looking at a building in Winston-Salem's Alliance Science & Technology Park that doesn't have any rail lines near it. It's next to Herbalife's Innovation Center, which is being expanded with more office space for administrative and Information Technology jobs. Potentially, two big Alliance Science & Technology projects, side-by-side!

National Black Theatre Hall of Fame and Museum:
Yes, it does appear as if the hall of fame & museum is looking at another building, but work is still moving forward on this building. I guess we will see which building they decide to locate in? On the subject of this building, I found an interesting photograph of a small concert in the historic building. Look at the windows and the ceiling in the Journal's 1920s Independence Hall Building and notice how high-up the ceiling is and notice that it was lowered by (guessing) possibly half a meter... maybe more?

Projects & Construction:

Luxury Downtown Student Housing:
This project will have retail and apartments in a 4-storey building, wrapping-around a parking deck, on Fifth Street. It's just north of Bailey Power Plant. I made a digital 3D massing model of the plan for this development, using the actual ground-floor plan. I didn't include the balconies. The developer is Grubb Properties. I may have made a mistake, reading the plans, over the Chestnut Street entrance to the parking deck? This project now has the required agreement with WFIQ to move forward. So, we may have actual renderings, soon!

WSTB Forum member dogwood posted several updates. I won't repost all of this person's photographs, so be sure to visit WSTB to see all of the photographs and let that forum member know you like the updates. T.W. Garner is known for their Texas Pete Hot Sauce. They make a variety of sauces and salsas and their new headquarters will have a test kitchen. It would be great if this new construction addition to their building had a restaurant. This is on downtown's Restaurant Row.

Both the top floor of the 1920s building and the new construction addition are T.W. Garner's Headquarters:

Central Library:
zalo, at the WSTB Forum, found a video of this project. They expect to start the dry-in stage of construction on October 1. The project is on schedule, to open in Summer 2017. For those who aren't familiar with Winston-Salem, this library is at the far northwest corner of downtown, where the CBD meets the city's beautiful historic neighborhoods. Winston-Salem is known for its interesting terrain and this part of the city is a high elevation area, which is creating wind issues. The mountains, on the Winston-Salem metro's north and western ends, create a breeze over the city's highest elevations and when working on a high elevation site, on upper floors, it's more like a strong wind on those upper floors than a breeze.

Projects & Construction:

500 West Fifth Street:
PMC Property Group hired Womble Carlyle Sandridge & Rice to complete due diligence and assist in the purchase of this building. PMC Property Group will purchase and develop this building through the name "PMC/500 W. 5th Street." This is the former Integon Life Insurance Headquarters, built in 1980. It's still too early to know PMC Property Group's plan for the building. They love apartments, so maybe we should expect to see apartments or maybe mixed-use with apartments and office space as a possibility? We will know more when PMC Property Group makes their official announcement, later this month or possibly next month. We can confirm PMC property Group as the buyer. This will be their second and third high-rise projects in downtown Winston-Salem. Yes, this is a bigger development than just one building! PMC Property Group will also purchase the former Security Life & Trust Building, built in 1951, on the site behind the 500 West Fifth Street Building; a shorter office building with a massive parking deck; and two future new development sites. They completed soil testing on those two future new development sites, to possibly construct new buildings on them. Again, this could be a very significant development! Continue to visit this thread and WSTB for breaking news on this project.

Fayetteville Looking for Ideas in Downtown Winston-Salem:
Add another city to the list of places visiting downtown Winston-Salem, to look for ideas. Fayetteville visited downtown Winston-Salem's Village District, around BB&T Ballpark, to study new stadiums and their impact on downtown. For those who don't know: The Wilmington Blue Rocks baseball team could move to Fayetteville, if their city is willing to build a new ballpark.

T.W. Garner Headquarters:
TwinCity, from the WSTB Forum, found a rendering of the new construction addition to the 1920s building and an interior construction update from Salem College's soccer coach. Compare these images to the urban explorer images posted on this thread, last year. Most of the headquarters is an adaptive reuse of a 1920s downtown business school building, but it will have a small new construction addition. Sadly, it doesn't appear as if they saved much from the interior of the former business school building? T.W. Garner is known for Texas Pete Hot Sauce and many other sauces and salsas.

The O'Hanlon:
The blowout bar will be called "The Style Bar." It will open in Early October. There are also reports the building's office/residential renovation will cost three to four times more than originally reported? That could tell us this will be a really good restoration?

Hotel Indigo:
Hotel Indigo and The O'Hanlon are across the street from each other. I love the Art Deco capitals in the future hotel lobby/restaurant. It appears as if someone sanded-down the wall tiles to reveal the original marble Zenitherm, to the far right? Maybe they are reproducing pieces and need to see what it looked like? So many of these tiles are destroyed, as you can see in the image below.

U.S. Olympic Cycling Training Center:
Soulshine, at the WSTB Forum, talked to someone involved in the cycling center project and is reporting construction should escalate quickly over the next few weeks, but they don't think it will be fully operational for the May 2017 Winston-Salem Cycling Classic. They do expect to have the majority of the project completed by May 2017. Maybe we should change the completion date to Summer 2017? I'll keep a question mark on the completion date, until we have a more exact completion date.

Yes, I actually found a photograph of the construction. Not much to see, at this time.

DCCC Health Sciences Building:
Davidson County Community College will begin construction on a new Health Sciences Building, on September 13, at their Thomasville Campus. Vannoy Construction will be the General Contractor. The building will include the nursing, pharmacy tech, EMS, and therapy programs. It will be completed in December 2017 and open for classes in January 2018. This could be difficult to find construction update photographs for. If you attend classes there, join us and share a few photographs.

Bailey Power Plant Brewery:
There is also talk of another brewery opening at Bailey Power Plant in downtown Winston-Salem's IQ District. According to talk at WSTB Forum, other brewers in the city are working with someone interested in opening a brewery at the former power plant.

Masonic Temple: Built!
It appears as if this building is completed? They have already hosted three events in this building and will hold an open house, next week, on September 15 and a grand opening on October 23. If any additional photographs are available, maybe I can post a few additional updates on it? This is the Masonic Temple for the entire Triad region, with 1,200 members. It can also host meetings and events. Joey Transou said, “When we’re not using it, we want to make it available to other people.” Rooms include the Wachovia Room, the Blue Lodge, the Fourth & Trade Dining Room, meeting rooms, and a full commercial kitchen with large cookers. They also have an outdoor cooking area, called The Pit, and members will have their first cookout on October 21. There are events already scheduled for the new facility, including the Winston-Salem Home Builders Association awards ceremony. Yes, you can rent this facility, too! George Kalamaras said "It’s just a beautiful facility. We’ve tried to think of everything possible to make it the finest Masonic building in the state of North Carolina.” The new Masonic Temple will be home to Salem Lodge No. 289 A.F. & A.M., Winston Lodge No. 167, Piedmont-Pioneer No. 685, Forsyth Lodge No. 707, Winston-Salem Scottish Rite Bodies and Winston-Salem York Rite Bodies.

Development Site?
Could this be our next development site? The owner of these three buildings, in the popular Downtown Arts District, now has demolition permits and has hired a demolition contractor. This is the headquarters and warehouses for their office supply business. As was noted at the WSTB Forum, for them to demolish their entire headquarters, offices, and warehouses, they must have an offer to buy the site. I'm guessing it's Milhaus, an urban apartment developer from the Midwest who recently hired someone involved in the development of the Link Brookstown, near downtown Winston-Salem's ballpark. This is just my guess though. This could be anything? I do recommend photographing these three buildings, while you still can.

1802 Vierling House Restoration:
Our first interior update! This will be a city museum of biotechnology and medicine. Did you know: The second owner of this 214 year old house was Lewis David de Schweinitz in 1817. He was a world renown botanist and is commonly referred to as the "Father of North American Mycology." The results of his mycological research in Winston-Salem would later be published as Synopsis Fungorum Carolinæ Superioris in 1822. Schweinitz was elected to membership in the American Philosophical Society in 1817. I'm always learning new and interesting things about Winston-Salem!

Closing the East-West Expressway in Downtown:
The NC DOT will award the contract for this project tomorrow. The expressway will be shut-down in late 2018 and work will be completed November 1, 2020, which is earlier than expected. The two companies bidding are Flatiron Constructors and Blythe. The bids are lower than expected and the contract amount will be $99.2 million. We should know, this month, the exact date when the expressway will be closed. What we've seen in other cities on this forum shows this closing may not be as bad as many people think.

Rails-to-Trails Bicycle Commuter Highway: (Winston-Salem's High Line)
The photographer is actually standing on the elevated rail lines and it does appear as if work is about to begin on the elevated part of the project. As you can see below, the elevated bike and walking trail has a nice view!

International Village Food & Music Festival:
This weekend is an example of "stacked festivals" in downtown Winston-Salem. Yes, there is another large downtown festival and the city could have more festivals for this weekend that I don't know about? The International Village Festival will showcase the internationally diverse heritage of Winston-Salem’s local residents. The event will open with a naturalization ceremony at 11 a.m., and will also feature global cuisine, entertainment by cultural organizations, international crafts for purchase, and education about Winston-Salem's international community. It will close with the Lanterns of Hope ceremony.

Projects & Construction:

Graylyn Hotel & International Conference Center:
The third floor of the hotel and conference center will be renovated and the first and second floors will be renovated, soon. Expect to see 14 four star boutique hotel rooms and 1 suite on the third floor. No details on the other floors. Construction begins November 15 and will be completed March 1, 2017. The Norman Revival meets Art Deco castle will be kept as close to original as possible. John Wise said “We have a unique place here. People come here to experience what it’s like to be a captain of industry. In some cases, we will adjust the walls, but we will not change the house’s roofline or the historic structure of the place.” CJMW will be the architect and Frank L. Blum Construction will be the General Contractor.

Bookmarks Headquarters and Downtown Bookstore:
Bookmarks has selected a former Nash automobile garage (built in 1927) on Third Street to renovate into their new headquarters, event space, coffee bar & cafe, and bookstore. This building was once the place to take your Nash car for service and new Kelly-Springfield tires. The store has an access from Fourth Street, on a breezeway at 636½ West Fourth Street, between a Domino's Pizza sit-down restaurant with wine and beer and the Design Archives store. Yes, this breezeway is below T.W. Garner's new headquarters and next to Foothills Brewing. Bookmarks will open their new headquarters and store in 2017. They didn't say what month or quarter? I'll guess late 2017? Look for artwork in the breezeway.

If you would like to donate, to help with construction: https://app.donorview.com/Donation/D...LT71W9j-_r9vT0

Donating is a good way to become a part of what is happening downtown.

This vacant automotive garage should be an interesting adaptive reuse project to follow. It looks rough, but maybe it's not as bad as it looks? The roof appears to be intact and the structure looks solid. It's a very awesome building, if they keep the steel windows and restore it. #CityOfAdaptiveReuse

Creative Corridors Update & Twin Arches Bridge Update:
Creative Corridors is less than $500,000 from their fundraising goal. They didn't install the arches, last weekend. A segment was delayed in transit. I'm guessing arch construction is delayed until this weekend? That is just my guess, though. The arches are actually a very light green, called Current. It must be a very light tint, but if I look at them long enough, I can see the green.

Construction will begin on October 21. I'm not sure what the source is? I thought it was the Journal? Maybe it was the DOT? I tried to find the source I used for that date, a few days ago, and couldn't? There are so many reports on these bridge projects, right now. These projects are finally starting construction. Artist Larry Kirkland designed Moravian Star inspired spires for the bridge, so this is worth following. Keep Winston-Salem Nerdy and Artsy.

Projects & Construction:

Luxury Downtown Student Housing(?):
Grubb Properties has officially announced their project at Fifth Street and Patterson Avenue, across the street from Bailey Power Plant. This will be a $55.5 million development, with 344 apartments and possible retail, wrapped-around an 872 space parking deck. BB+M Architecture is the architect. Construction could start within the next two months. Completion is set for Summer 2018. Are we sure this project is still student housing? BB+M Architecture is calling it just multi-family? The size also leads me to question if it's still student housing? I guess we will see, soon?

As I find more photographs, I don't think the roof was removed? I think they just removed the glass and rotting wood from the skylights? According to walker, on the WSTB Forum, Tomlinson said his office would move into the power plant in Summer 2017. So, the actual 23-2 Building will be completed in possibly 11 months or less?

Twin City Lofts Condominiums:
The plywood was removed from the ground floor windows. It appears as if workers may have finished the area where the EIFS and brick meet, between the first floor and second floor? I'm not sure if they have painted it? Workers are currently converting the basement into underground parking.

Liberian Student Dormitory:
Nobel Peace Prize winner and Liberian President Ellen Johnson Sirleaf visited Winston-Salem, over the weekend, while in the United States for a United Nations General Assembly Annual Meeting. She attended the rendering presentation for a new dormitory for Liberian students at Winston-Salem colleges/universities. The dormitory will have 20 bedrooms and office space. The Liberian Organization is the developer and Walter Robbs is the architect. The dormitory will be constructed in Winston-Salem's oldest African-American neighborhood, which was originally named Libera in 1872. The street, the new dormitory will be constructed on, was also named for President Sirleaf. President Sirleaf said "I am pleased to accept it. (Street Naming) It’s not only a honor for me, but also it’s a honor for the Liberian people.”

Yes, the President of the African nation of Liberia was in Winston-Salem for the event:

This thread should have a soundtrack for each post. I thought I would add a song I like to this post and maybe decide later if I want to do this in future posts. With a hurricane moving toward the Carolinas, this is a good rainy day song.

Projects & Construction:
We typically think of adaptive reuse, when thinking of downtown Winston-Salem. I'm pleasantly surprised by the large amount of new "ground-up construction" in downtown Winston-Salem; which is very noticeable in this update.

Wise Man Brewing - Brewery, Office Space, & Music Venue:
Wise Man Brewery will open in November. Fox 8 provided a nice tour of the new downtown brewery. The "Wise Man" sign was also painted on the side of the building.

The Mata Hindu Temple of Winston-Salem:
The building's name changed on May 10. This post, the first post list, and all future posts will use the new name. This project will officially break ground on October 10. Manjunath Shamanna hopes the temple will draw worshipers from across the U.S.,. I haven't seen a rendering, but these are usually beautiful structures.

If you have a rendering, please share it with us.

We now have the location for Fiddlin' Fish Brewing Company. The new brewery will open in Big Winston Warehouse, on Trade Street, in the Downtown Arts District.

On Tuesday morning's update, I'll share exciting news of another brewery about to start construction. Yes, we could have three breweries under construction at the same!

Intelligent Business Solutions Headquarters: Built!
Yes, it was completed in late-August, but I said if I found more photographs I would share them. I found more photographs and information on the completed project at the Journal.

The software company's offices are located where the fire department's horses were kept. It was previously renovated to office space, but this renovation took it back to the original beams and roof. A courthouse jail cell and a holding cell were converted into a gym for employees. The space once used for courtrooms, city offices/meeting space, and a fire fighters residence was converted into Condominiums. This is an accurate restoration and they are applying for federal tax credits. Everything was numbered so it could be installed in its original location. They tried to keep as much of the original 1909 building in place as possible. Employees love the new office. They relocated from a bland office park to this beautiful historic downtown building and employees say the new building helps to foster creativity.

Some sources say the building was built in 1909 and others say 1912. It could be a 1909 building with a 1912 expansion? I'm not really sure?

As you know, I love seeing these tech company office buildings. They are always interesting. This is our usual big photography post for the completion of this software company's headquarters and the Condominiums.

Please read the previous two posts... they are new!

You may have noticed I posted two parts of this thread as separate posts. I did this due to the lack of replies to this thread. No one has replied, other than me, since June. Since the Winston-Salem forum members are all at WSTB, this thread is for those who live outside Winston-Salem and depend on photography to see what is happening. When there aren't any replies, this thread slows-down, due to the large number of photographs. If you like this thread, please let me know by replying at least once a month. It doesn't have to be conversation. Just let me know someone is reading and likes it. This will also help prevent the page from having too many photographs. And it encourages me to keep posting the updates. I'm not complaining; I'm just explaining and asking for help with slow page loading. Thank you to those who view this thread and those who make this thread possible through sharing photography, updates, and renderings.

Projects & Construction:

Fourth & Green:
WSNC at the WSTB Forum has reported the site for this project will be closed, beginning October 31. Previously, there were reports of soil testing. Could we see a redesign? I think this apartment and retail project is close to breaking ground?

T.W. Garner Headquarters: Built!
This adaptive-reuse project is now completed and the Journal provided a tour of the property. T.W. Garner makes a full line of hot sauces, wing sauces, and seafood sauce under the Texas Pete brand. The company also offers CHA! by Texas Pete sriracha sauce and salsa and tortilla strips under the Green Mountain Gringo brand. The new building is a mix of old and new. Wide windows line walls so that a center aisle is filled with natural light. Original wooden floors from the building have been refinished and gleam like new. In January, T.W. Garner will open their street-level test kitchen, where company officials will work with restaurant chefs and cooks, grocery stores, and other clients on adding Texas Pete and other T.W. Garner products to their recipes. Passers-by will be able to watch as dishes are created. Glenn Garner said “There is a peek inside the Willy Wonka factory aspect. This kitchen will expand our ability to work with restaurants on most of their menu rather than just a few select items.” Ann Garner said "Over time, the kitchen will become more accessible to consumers, but for now we want to concentrate on our corporate customers.” Having the test kitchen visible to people passing by, will make this a magnet for visitors and residents alike. Glenn Garner, who has lived downtown for 11 years, said “Repurposing an older building spoke to us. Being part of a neighborhood with good visibility spoke to us. We believe being downtown will not only raise our community profile, but also help in attracting and hiring future corporate employees.”

Now, what you have waited for... the big photography post on this completed adaptive-reuse project!

Thank you for the help. It appears as if a large number of people view this thread, but they don't reply? That is likely my fault. I only visit this thread maybe once or twice a week, which isn't good for conversation. As you can see, with the T.W. Garner Headquarters post above, I'm working on a way to split-up the updates in future posts. I'm separating completed from construction updates and may separate proposed projects into their own posts, in the near future (possibly on the next page?). I think any readers out there may like that more than the current "all-in-one weekly post" update and it will help to reduce the number of photographs posted on each page of this thread. That is currently my goal (to reduce the number of photographs on each page without reducing the number of photographs posted each week).

Creative Community Lab:
This is a new co-working space for creative businesses in downtown Winston-Salem. Corey Madden described the space as a place where the community and national artists can connect. The lab has work space, including temporary residency to arts entrepreneurs, space for members of the community, and office and meeting spaces. Norman Coates' Light Project LLC., is headquartered in this space. The Creative Community Lab has already hosted several events, including Cross-Currents: Arts + Learning Conference, which was a gathering of national leaders, and a visit by companies that competed for funding as part of Creative Startups Southeastern Accelerator. The lab is for idea incubation and working with artists and creative professionals to help launch and grow their businesses. Photographer Owens Daniels said “it gives you a place to come and connect with other people of like minds and you get to share ideas.”

Vote Early:
Early voting starts this Thursday. If you support issues such as bike lanes, mass-transit, research (like what you see in the Innovation Quarter), downtown development, incentives for job creation, education, clean air & water, and LGBT rights, just to name a few, it's important to vote for the Democrats. You can also vote yes for bonds to help construct an Aviation College and also construct a new FTCC Library; both are "proposed" on our first page construction list! This is your chance to help make construction projects, we are following on this thread, happen!
