It would be clever if they did an actual cantilever instead of tearing down the Farwell entirely.

^ Completely agree. But wasn't it an issue working out the parking on the ground levels that required a new structural grid for the Farwell?

I just realized how nice and poorly those windows will align with the parking structure. Disneyland at its finest. False fronts. A simple wrapper of make believe material on top of concrete slabs. Heck this building would look better with the concrete painted white and clad entirely in glass. Some of the most expensive real estate on the avenue inside of a make-believe building. Meanwhile the parking stashed away behind a nearly century old facade that was once a building with some integrity.

^wow that facade is absolutely terrible!!! Is it really that hard/expensive to get the real materials? Aside from changing the tone of the facade they could still make it work if they add some gold trim design on that olive green section and put some intricate designs within each panel... or that'll just make it much worse lol it looks nice in my mind...

I'm amazed how shoddy the perimeter protection is on this project. How are they getting away with this on Michigan Avenue, where thousands of pedestrians walk past every day. Typically, city of Chicago requires full height perimeter protection on structures over a certain height. These guys aren't even providing debris netting.

If they're going to build in this style then how about some better ornamentation? The ornamentation is so ordinary and....dull

That corner building was torn down? Then why is it in the rendering?

^That's the Farwell Building. Or, rather, it was the Farwell Building. It's being rebuilt and re-cladded with its original facade. Unfortunately, in its second life, it will serve as nothing more than a parking garage.

It's "in storage"

^ That's not true. Only around 1/2 of it will serve as a garage.

Neither was the McGraw Hill building down the street. Demolished in 1998 and later rebuilt in the same spot as part of a mall and hotel complex. But here it stands today as an accurate representation of the original building.



I don't consider it preservation, and I think it's setting a bad precedent. I'd rather have the Ritz find more creative solutions without demoing a historic building to make their structural column grid work out.

It's not shoddy, nor is it within the fall zone of debris. It's to code. They have the luxury of Michigan Avenue's extra wide sidewalks to push the canopy out far enough so that it is safe from falling debris. It's also has a beefed up concrete base about 42 inches high so that if a bus or car were to crash into the scaffolding, it wouldn't budge an inch.
