New Downtown Park

Something new and different! On CCDC's RFP& Bids webpage, there is an RFQ for a new Westside District Urban Park. They are soliciting bids for a construction manager/contractor. The park is to be located on land privately owned by Rafanelli & Nahas, the Boise Plaza owner. Rafanelli & Nahas also just opened the Hyatt Hotel and own several parking lots in the area. Before the 2008, they were very vocal about not having a transit center located near their property which they intended to develop a hotel (built), residential units, office space and a public park (in works). CCDC would develop the park/plaza, the city would own/manage it and Rafanelli & Nahas would donate the land towards it.
Judging by the schedule attached at the end of the RFQ, the plaza would be designed this upcoming spring with construction happening next August.



Here is the project description:

The site area is the north half of the city block bounded by Bannock Street, 11th Street, Idaho
Street, and 12th Street. The vision is to create a distinctive, urban open space, a neighborhood
draw, a place for people to connect with the outdoors on a daily basis, and a hub for community
events. The desire is that it will become a commons for the office workers, residents, shoppers,
and visitors to the west side of downtown. It also will be a catalyst for high-quality, mixed-use
development on the neighboring undeveloped surface parking lots.
Initial construction cost estimates range from $4 million to $4.5 million. Available funding to
construct this project is approximately $2.5 million. CCDC is seeking the CM/GC project
delivery method to assist in reconciling the scope with the budget and construct a final design.
The concept plan’s key features include: plaza hardscape, formal and informal landscaping,
mist fountain, informal play features, public restroom building, outdoor lighting, high end
furnishings, seat walls, flexible parking, streetscapes that are compliant with the City of Boise’s
Downtown Boise Streetscape Standards, mid-block crossing pedestrian enhancements,
vehicular parking, and alley surface improvements. It’s expected that some of these features
will be eliminated, greatly diminished, or planned as a later phase to bring construction costs
into budget

I'm hoping we get something similar to Jamison Square Park in Portland. It contains a mix of hardscape, grassy area and a large interactive water feature. The photo below was from when it first opened and has matured nicely since then.

It would be cool if the park had a "bump in" along one street where a row of lunch trucks could park on a consistent basis.

That is a really attractive facade. Dark brick looks wonderful. It has a sort of 10 Downing Street vibe.

It'd be great if they could do that. Currently food trucks aren't allowed into downtown Boise unless they are on private property... This is a result of the city banning food trucks from parking within the Business Improvement District, which runs more or less from Sate to Mrytle, 5th to 13th.

Hi Everyone,

I've only posted once in the first thread and wanted to say thank you again to everyone for sharing updates & photos on all the Boise developments. I've always wanted to contribute as well. Here are some photo updates my brother helped me get last night.

Did I get the correct parking lot for the potential new park?

Thank you I planned on getting photos of all the developments all around downtown but ran out of power and got out too late in the day. I will try again in the coming weeks and upload larger photos next time.

I'm really looking forward to seeing how Broad St. will grow in the next 5 - 10 years.

Also, from what I have seen so far, I am quite unimpressed with how the parking garage being built by Gardner is turning out. I really hope there is a lot of finishing touches that will prevent it from being the eyesore it currently is.

& looks like the south tower would occupy that corner across from Fowler that Local Construct was planning to build some other chicken coop like named building....

Agreed on the Gardner parking garage so far.

I'm curious too. I'm not sure what the process looks like in Boise, but street and alley vacations in Seattle require some sort of public benefit in exchange.

I can't read the article, but does anyone know how far along this proposal is? Exciting news nonetheless!

the taller tower is condos, which is a great use of that space. those views won't be boxed in anytime soon, so they'll probably get a lot of interest.

I also like the design. it's modern, and the stonework gives it a nice rustic touch. this is exactly the style and scale of project that should be going all along the central addition area.

it also leaves a small lot along myrtle empty for future development. two thumbs up on this project--hope the city embraces it.
