It shouldn't. We've seen horrible renders on a number of New York developments. We'll get pretty, glossy renders eventually. For now, it still looks like the design has been in flux, being refined. And it's being designed by an established firm.

Final approval for the transit improvement bonus was given, though it should be noted that this wouldn't have affected the overall height of the tower because the changes would have taken place on the lower levels, shown below...

in most cases it seems, that the majority of people in the world,
like yourself, . . prefer "standard" architectural design . .
Even I, for the 1st hour after considering that 2nd to last rendering,
thought it conspicuously "klunky" . .

But then, the "weirdo tapering toward the bottom" gestated in me big-time,
I felt it "spectacularly quirky", given its site, in super-tight downtown stone canyons
. . & now 45 Broad St.'s very unique crown, has also been "standardized" . .
redesigned with no projections . .
I looked forward to actually experiencing the earlier, more arresting 45 Broad
design as a rudely intriguing urban-event downtown . .
But now folks will apathetically walk on by just another tower base,
on the way to getting a hamburger . .

Strange form & proportion in architecture, can too-easily be, "grossly corny" . .
but with heightened vision in the right hands, and a bit of divine accident . .
"uncannily unique" becomes so refreshing . .

without the usual "realistic" constraints of greed, short-sightedness, politics, . .
there are No limitations to concentrated Architectural Greatness . .
If only every medium-to-very-tall tower in NYC, were truly a dreamt-over
design statement . . worthy of our attention . . transforming all NYC . .
into the highest profile intricate architectural maze of endless visual wonder . .
thronged with droves of utterly-dazzled, wildly-spending tourists . .

We certainly have a great many remarkable towers already . .
But this cold, harsh town, of rambunctious ambition, . .
also has avenues with vast stretches . . lined with forgettable real-estate . .
commonplace & dreary . . Why ever, should we champion lackluster mediocrity ?
Perfection never need be boring, bland, banal, oppressively mirrored . .

I can easily envision 100 or more other noble deco towers,
100 more sleekly distinguished modernist skyscrapers,
100 versions of brutalist, retro-futurist sky-scraping stone heroism . .
each equivalent in its own way, to Chrysler's excellence. .
then, the occasional well-proportioned bland-box would be appreciated
as "finely minimalist" . .

the newest version of 45 Broad is hardly repellant . . it's sort of ok enough . .
but the previous version to this one, had inklings of mad, phuk-U, peerless magic . .
oh compromise, why must thou be ? . .

45 Broad Street is located at 45 Broad Street, Manhattan New York. Co-development investment by Pizzarotti Group, Madison Equities & Gemdale, Cetra Ruddy Architecture, DPC surgeon design, and BuroHappold Engineering as curtain wall consultant.

Strategically located in lower Manhattan's Financial District, 45 Broad Street is adjacent to Broadway, Wall Street, directly across the street from the New York Stock Exchange and the Parliament Memorial, and Freedom Tower.

The main structure of the project has a total of 83 storeys, with a total building height of 1131 feet (345 meters) and a curtain wall area of ​​approximately 29,830 square meters. The building is comprised with 8-storey boutique office building and provides office space for Manhattan's technology innovation and media companies.

206 luxury residential apartments are designed to enhance the home-based experience of high-class white-collar and successful people with high-quality smart living facilities and 3-storey underground service facilities. Such is that of typical commercial and residential buildings in one.

The façade of the building is mainly composed of glass curtain wall. The south façade is made of aluminum curtain wall. I like the confidence in that teaser. "Oh what a SITE it will be".

Its confident alright, but not as confident as Stern, who put a giant mural of Steinway. Rightfully so... when you have the design that eats other designs for breakfast, a mural is the first step.

Like 9 Dekalb, and Stienway, this should have a place somewhere in the top 3 for designs.

Yeah, Steinway, 9 Dekalb, Verre, and this one are among the best going up in the city right now. There are probably some lesser profile towers to throw in that mix, but this is one of the great skyscraper ages in New York.

after seeing the rendering at the left (above) . .
I hated 45 Broad, for the 1st 4 or 5 hrs after seeing it . .
that old version was utterly awkward . .
Then the damn thing wouldn't get out of my mind . .
it was one of those rare building shapes that was so mad, it was magnificent . .
invigoratingly haphazard & unique . .

it conjured visceral fantasies of a big bad rude punk metropolis . .
the thing was barely subjugated by the majesty of the deco pinnacles nearby . .
I only hoped it would be made to look more dark & dangerous . .
but alas, it's been politely standardized for the vacuously monied . .

Yet still uneasy by the little spunk & individuality left in the structure,
the visionless developers may rip even that from us . .
the last few sweet bits of distinctiveness can be easily pawned . .

Yes it is!! Glad to see they’ll be doing some upgrades to the Broad Street subway station as part of the project. That line (the J/Z) is IMO one of, if not the, worst-maintained subway line in the city.
