[Coquitlam] MThree | 42fl |125M | Completed

This was mentioned in the Suburban updates thread, but here's a proper thread and two renders for the tallest tower project in Coquitlam. It is also featured on the latest issue of the New Condo Guide magazine. No word on the project schedule.

42 floors with a two-floor The Summit Club on floors 41 and 42. I really do like this sleek tower and the top floors.

The render does not clearly show the south facade of the podium. Could it be (God forbid) an above ground parkade?

The amenities on the top 2 floors are gonna be sweet! It has been done in some of the downtown condos, but this seems like a first for coquitlam.

All of the denser tower developments in the Coquilam Centre area have above-ground parkades - the water table in the area only allows for 1-2 floors of underground parking (the nearby 90's towers are a lot less dense and thus didn't need to go above ground). All of those chunky retail podiums you see? They only have commercial space on the ground floor and around the perimeter. The internal space and upper floor(s) are parking. However a lot of it is pretty will disguised, it took me quite a while to realize there was a level of parking hidden here for example:

EDIT: slightly misinterpreted your comment. Just took a look at the rendering again, and I see that it has the potential to be a wall of undisguised parking. What a disaster that would be...

The tower itself looks pretty standard but I think the stained glass roof feature/mech penthouse has some promise. Thanks for the updates.

Thanks for the info re: parking - that's why the street scape resembles Richmond condos a bit.

Is that a glass floor on the protruding top level balcony?

The magazine has a bigger and sharper photo and based on that I think you are confusing balcony floor with the bottom part of the glass railing with opaque glass on it. It's that opaque glass having those reflections.

That's going to be one thrilling balcony to be standing on!

It looks like a cantilevered deck with a glass floor segment to me too.

Klaza, it's the rendering with the full shot of the tower that the glass floor is visible on.

It looks a lot better than standard. This is probably one of the cleaner-looking forms we've seen in the suburbs. The detailing reminds me of Elan, and I hope they're going for the bronze mullions shown in the renders instead of the usual grey, and the window panes hopefully don't get subdivided. I could do with or without the stained glass actually.

The projecting glass boxes have the same proportions as elevators... I really wish this city had more external glass elevators - Richard Rogers style. The views in this region deserve more attention

Cressey just put up a new, detailed fly-through video of the amenity penthouse. I must say that it looks even better than a certain amenity penthouse featured on an SSP meet-up

Damn, that looks like one cool place to hang out! Though the outdoor area looks like it could be very windy by being so open. Anyhow, this place is going to set some new standards for amenities in Metro Vancouver!

The is now also a video on the architecture: http://www.liveatmthree.com/homes/architecture

This has been selling well:

Quote:
Only eight homes remain at Coquitlam’s MThree

Over 300 homes sold at Coquitlam’s MThree tower in 2013, and Cressey reports the strong sales are continuing into the new year with four homes sold in just the first week of 2014.

Of course, the fast sales mean the 48-storey tower is nearly sold out. In fact, only eight homes remain on the market, including a single one-bedroom for $302,900, a spacious three-bedroom home for $663,900, and a few two-bedroom plus den penthouse homes starting from $589,900.

I loved Coquitlam centre and specifically Mtwo when I explored the idea of moving farther out into the valley, but then gave up on it when I realized houses weren't much cheaper and people thought 9x9 master bedrooms were ok.

Wow, thanks for the update - looks great. This will easily be the best-looking tower in Coquitlam Town Center. Props to Cressey, each of their 3 towers in the "M" development is totally distinct with regards to height, floorplate size, massing, cladding, and podium design.

Looks fantastically tall, but unfortunately very generic. What is it with only one color of spandrel in this Metro? Some color would be nice and I hope the rooptop feature won't disappoint.

Coquitlam Centre is becoming a vertical bedroom community very quickly.
