^I don't think they've started site prep yet, but I haven't been around the site or checked out the main thread in awhile myself.

I was walking around the Kitsilano ("Kits") neighbourhood the weekend before last and snapped a few pics of some recently completed and U/C infill.

This one appears to be undergoing some sort of renovation. I should've checked out the sign but didn't, and can't seem to find any info about the development application on the City's website. I know it's on the heritage register though so it should be safe from demolition… I hope.

Construction Topped Out at Vancouver's One Pacific

Thanks for the impressive update, Log1988. It's amazing how many great new towers have been started and proposed since I left Vancouver. The average height definitely seems to be on the rise too, which is nice to see.

It would be great to have another one or two in the Shangri-La/Trump range though. Some of these new proposals would look amazing at that height, but it seems most of the tall ones top out around 500ft, with a few maybe 550ft.

I kind of like it too, overall. Normally I hate lowrise podiums that span the length of a city block, but the building is inspired by the Vimy Ridge memorial, so there is at least some artistic merit to it.

I don't understand how you guys have such a modern amazing skyline with so many amazing projects underway while Denver has a total crap for architecture with only a handful of 25+ story projects under-construction and we have 500k more people in our metro.

How much does it cost for a 900sf 1 bed apartment newer build in downtown there?

I think you answered your own question inadvertently there.

A 900ft 1 bed is more or less unheard of in Vancouver unless in a super high end building. 1 Beds are typically in the 450 to 650 SF range with a 2 bed being 700-1,100 SF.

Vancouver is very land scarce, with mountains to the N and E, the US border to the S and the ocean to the W. With land more or less built out the only solution is to build up.

It makes for a nice skyline, but the downside is that property prices go through the roof. Low end product goes for about $700/SF with high end going for $1,500/SF or more. This means a 900 SF space will cost anywhere between around $650,000 for a low end unit to $1.35+ million for a high end unit.

Well guess I can't complain about Denver rates now. Didn't realize your metro area was around 1100 sq miles to our 8400 sq miles lol. Explains a lot. This is for Four Seasons downtown. Oh and are you saying $700 sq/foot in U.S. or Canadian ?

There's much less reason to build up in Denver.

Office Tower Rising Above Ground Alongside Former Stock Exchange
