I was under the impression that the Impark offices are part of the demolition plan as well. My employer looked at moving there 2 years ago - good thing we found something else.

I really feel for Impark in this situation. Their staff (not just front-line... all the way up the chain) seem to have no clue about these developments until it's already public knowledge.

From looking at the rendering, the Impark offices will still be there.

That's life as an agent, you never really know what your client intends on doing. It's the risk inherent in the business...if they wanted to eliminate that risk, they'd actually both own and manage lots instead of (mostly) just managing them.

Ah I see it now. I thought that was part of the facade of the new building it blended so well in the drawing.

I noticed a stack of piles on site yesterday. This building will really get moving along in no time!

^^^^^ that stack of piles were finally being driven into the ground yesterday.

Noice, moving right along. I'm assuming nothing is going in below grade there. So should rise fairly quick. No big hole and caissons like TNS.

Looks like the foundation is done and this thing is coming out of the ground now. Some cinder block walls up and rebar going in place for the main level.

Not a big fan of the design, but that's the trade off when going 6 stories, as wood construction at 6 isn't quite price-tested locally yet...

It's NOT cheap to design even the most basic building in this city, but thrilled that there is added density to the downtown/exchange districts.

Hardie board these days is just as cheap to install (assuming those are material costs above). I've seen many projects go to Hardie board because the finished product every bit as affordable as stucco, but quicker/easier labour, plus not nearly as weather dependant as stucco. Heating and hoarding can make stucco a lot less cost-effective.

On another note, I've had this discussion with mods and posters in the past. Personally, I believe that excavation, shoring, piles being driven is classified as Under Construction? When I was forming up a site foundation before the concrete arrived, I considered it Construction, but others here would argue it has to be above grade to be considered so. just in case it stalls at the foundation level..still wierd logic..
If you've started digging, it's construction.

It's just more likely for a project to stall just before or even right after the foundation starts going, hence the "above grade" demand, but that doesn't make it un-construction.

They actually did say a while back they were altering the design, but never released any updated renders.

Agreed. Even though Village Junction is hardie board, I love the pop of colour they added and the use of different sizes, even the parking area looks cool. And the sign is awesome.

Not just any stucco, pink stucco. Many, many shades of pink stucco.
