Construction is set to begin on May 1 2019, the application states.

If this start date is true then they have 8 months to demolish the 17 story building currently occupying the site.
We'll see soon enough.

Let's hope bobdreamz. Its been a long time coming.

I'm excited for The Sterling, Waldorf Astoria, Aston, and 340 Biscayne. A lot of near super talls if things keep up, and some just crack the 300m mark.

Miami is in the stage where a super tall will happen, at least 1 will, but if all goes well, it'll be a little near supertall boom for the city if not 300m+ over 2 or 3 towers.

I love Miami, and I keep reading that it’s real estate market is the best in America. Thus, I was curious if there’s any news about this project or if it’s effectively dead.

ONE BAYFRONT PLAZA APPROVED BY FEDERAL AVIATION ADMINISTRATION AT 92 STORIES & 1,049 FEET (AGAIN)

Downtown Miami’s 92-story One Bayfront Plaza tower has been approved to be built by the Federal Aviation Administration – for a second time.

In a ruling issued on January 7, the agency said the tower can be built up to 1,044 feet above ground, or 1,049 feet above sea level.

Review by the FAA took 16 months, after a September 2018 application.

In the application, representatives of the developer reminded the FAA that the agency had previously approved a 1,049-foot height in 2016. That approval had expired, and the developer wrote that they wanted re-approval as they were close to breaking ground.

Developer Florida East Coast Realty was also approved by the FAA in 2016 for a 1,049-foot tower at 1201 Brickell Bay Drive, known as The Towers by Foster and Partners. That approval expired in October 2019.


One Bayfront Plaza was approved in 2017 by city planners to include residences, hotel, office, and retail space.

There doesn’t appear to be any pending construction or demolition permit filed with Miami’s Building Department for One Bayfront Plaza, so work is unlikely to begin imminently.

New Renderings Released Of One Bayfront Plaza Supertall

An architect has published new renderings of the One Bayfront Plaza supertall planned in downtown Miami.

Architect ODP released the renderings on its website, which said the project is ongoing.

The mixed-use project will have 2,015,457 square feet of space, the website says.

The property is owned by an affiliate of developer Florida East Coast Realty. Brickell’s 85-story Panorama Tower was also completed by the same developer and is Miami’s current tallest.

In September 2021, the developer told the SFBJ that demand at Panorama Tower had exceeded expectations, and that they were moving forward with plans for One Bayfront Plaza.

Demolition at the One Bayfront Plaza site was expected in the first half of 2022, they said at the time. There does not appear to be a demolition permit pending as of yet.

Florida East Coast Realty has its headquarters office in the current One Bayfront Plaza office building that is set for demolition. The developer said it was working on plans to move to 1101 Brickell.

I think that this is the best iteration yet. It appears to no longer contain office space which is good because there doesn't seem to be much demand for a 2m sf office tower in Miami.

Its been 15 years now since it was first proposed, at least they are doing something to keep themselves busy.

I think the odds are improving. Considering its mixed-used side in the PRESENT versus the purely office component of the past. Considering the influx of new folks to Miami-Dade and the wild success of nearby towers and also pre-sales in terms of towers slated to rise, I think the odds are better now than they ever were in the past. Fingers crossed!

The only problem with new high-end construction in Miami is that Russian oligarchs' dirty money is not available. This might limit demand.

This was supposed to be Miami's first Supertall and here we are a decade & a half later still waiting. Meanwhile other projects like the Waldorf Astoria will probably become the city's first supertall.

Yeah Waldorf is on its way. But on the bright side, considering demo is imminent, it's the closest we've been in 15 years! Okan, Waldorf and many more. Good momentum at this time.

I will believe it when I see a huge wrecking ball demolishing the current building. Until then I'm not popping any champagne bottles yet.
