Talking JERSEY CITY | 242 Hudson Street | 708 FT | 68 FLOORS

Based on the information contained in Mack Cali's quarterly report, the company plans to break ground on a large multi-family development located across the street from its Urby development. Many of us were expecting Urby II would start now that the first Urby tower is fully leased up and at stabilized occupancy, but that's not the case.

http://investors.mack-cali.com/file/...=1500105156444

Page 2 shows where they're planning to break ground in 2018. Page 38 shows a map of the Harborside area and where the towers will be located. Page 42 is the most important as it shows future development plans and lists Haroborside Plaza 8 with 675 units and Harborside Plaza 9 with 1,325 units. The combined site is about 2.9 acres. It's not much larger than the Urby site. If the company is serious about ground breaking next year, this one will be moving fast.

Ever since the resounding success of Urby, it seems like several other developers have started thinking tall along New Jersey's Gold Coast. The higher the floor, the more interest from tenants and the higher rent the unit commands. Harborside 9 should be a biggie!

Damn Hudson County is on a roll lately. Great news. Amazing comparing 2004 JC to 2017. 2020 here we come!

What I like are these 1000+ unit projects springing in the pipeline. More housing, the better.

I've seen the rendering for Harborside 8/9. And you can too!

Just click this link and go to page 2: http://investors.mack-cali.com/file/...ile=1001236426

Looks taller than Urby! I'm guessing Harborside 8 is the taller one with 679 units and Harborside 9 is the two tower development, with 1,060 units.

Also interesting looking at the start dates:

25 Christopher Columbus - late 2018
Urby II - early 2019
Harborside 8 - mid 2019
Harborside 9 - beyond 2019
Urby III - beyond 2019

For Harborside 8, expect something in the 70 floor range, notably taller than Urby1 but shorter than 99 Hudson. Construction is planned to break ground next year, so there should be a site plan approval at the planning board coming in the near future.

Thanks! I'll be walking downtown either Friday or Saturday, check the lot out... incredible to think how in a few years another one of the biggest residential towers in Jersey City will be up and going! And so much will be happening around it with Urby filling out and Harborside 8 and 9 as well!

Mack-Cali Submits Plans for 68-Story Tower in Downtown Jersey City

Quote:
In another sign that the vertical building boom happening along the Hudson River’s west bank isn’t slowing down, one of Jersey City’s most prominent companies is looking to replace part of a parking lot with a sky-high development that would be one of the tallest in the state.

Earlier this month, a corporation named Plaza VIII & IX Associates LLC applied to the city’s planning department seeking approvals for a new project. The company is a subsidiary of Mack-Cali’s Roseland Residential Trust and the parcel they would develop is a 169,000-square-foot surface parking lot located at 242 Hudson Street and 3 Second Street.

The vision for the land is bold, as the development would construct a 68-story building that rises just over 708 feet at the highest point. The mixed-use project, which has been referred to as Harborside 8/9 by Mack-Cali in the past, would feature 680 residential units paired with 18,662-square-feet of commercial space.

Permits Filed For 68-Story Tower At 242 Hudson Street In Jersey City

Quote:
Permits have been filed for a 68-story mixed-use skyscraper at 242 Hudson Street in Jersey City. If approved, the 708-foot-tall building would be among the tallest structures in the state of New Jersey. Plaza VIII & IX Associates LLC, a subsidiary of Mack-Cali’s Roseland Residential Trust, is responsible for the development, which has previously been referred to as Harborside 8 and 9.

The proposed development will yield 680 residential units, 18,662 square feet of commercial space, and 505 parking spaces, of which 329 would be located within the building. The residential component will include 206 studios, 266 one-bedrooms, 183 two-bedrooms, and 25 three-bedrooms. The property is located steps from the Harborside light rail station on the New Jersey Transit.

Boston-based Elkus Manfredi Architects is listed as the architect of record.

Not sure if anything is really starting here yet, but when I walked by last weekend there were some piles of fences and cones. Not the construction variety (looks shorter term), but maybe I'll keep an eye on this site

Looks kind of like just a massing rendering right now but the height is impressive!

Maybe it will do the important job of obscuring that ridiculous URL® Building from Manhattan. For that I will be forever grateful

*Shocking* how quickly the fad of designing towers to look like an askew stack of books came, and went. Not quick enough for JC unfortunately.

There will be three identical URL buildings. In fact the second one is scheduled to break ground this year.

I like them, and doubt they'll be totally blocked by upcoming towers.

Yeah, it's definitely going to be a motif associated with this era in architecture. It's a weird design decision.
I think it evolved from museums and civic buildings where the "stacked boxes" concept made sense for the plan, for views, or for solar reasons.
It makes a lot less contextual sense for taller buildings, imo.
I think architects think it makes the building look "dynamic" but it often just looks messy.

It would be the 4th tallest if built now. 99 Hudson, 30 Hudson, JQ Phase II are all taller.
