Great Gulf

Jasper/100st 'park' site - Application to rezone the DC2 from 39 up to 55 storeys, commercial/retail and ~400 residential units, hotel and office. U/G parking facility.

I don't have a dog in the Calgary vs Edmonton rivalry, but it is striking that not long ago there was a perception that Calgary was just running away from Edmonton. Not any more!

Would be interesting if things came full circle. I remember when Edmonton was clearly top dog in Alberta.

Not to stoke the fires of the rivalry again between the cities BUUUUUUTTTT,
Edmonton by far has a more sustainable and robust economy if only because it was never fully dominated by one industry the way that Calgary continues to live and die on a single resource that is increasingly irrelevant to the global economy... Not exactly a solid economic foundation on which to build a house never mind an empire on. Having said that, Edmonton is still dependent on O&G to keep all its other industries afloat so... yeah...

If I was to encourage people to invest in Alberta (which I always will since I think it's probably the best long-term market that has yet to peak) I will say Edmonton is for Tortoises and Calgary is for Hares. If you can handle the crazy high-risk high reward pace of Cow-town, god bless. Otherwise, the very chill, laid-back friendly-ish vibes of Edmonton are certainly my speed. Then again, I'd consider Edmonton more of a chill, place by date but rather hard-core by night... So, sexy librarian?

Not twisting, but still a very modern, slim tower. Up to 55 floors or so, which means a little lower than what you saw last.

They are moving the re-zoning forward and given the location I have to think that it would be very well received by purchasers.

It's........ OK. A nice under-stated Telus Sky like infill project if it goes ahead which I hope it does. It's just not nearly as daring as the last version which is a bit of a downer... Still good though...

The controversial 9955 Jasper Avenue at 53-55 storeys, mostly residential. Public open house tomorrow....curious to see what the comments are.

While the Committee appreciates the Applicant’s approach to locating and siting the
building to create an outdoor plaza and maintain view corridors to the Hotel MacDonald,
Edmonton Design Committee Minutes
April 30, 2019 3
the Committee recommends the Applicant continue to work with Administration to
provide greater detail in the design regulations and the appended landscape plan with
regard to the plaza; specifically:
● The identification and preservation of view corridors through the space and to the
Hotel MacDonald
● The creation of appropriate transitions (ie. spatial quality, materiality, access and
movement) to adjacent buildings and open spaces, including the Hotel
MacDonald, 100 Street and Jasper Avenue
● The proposed materiality of the plaza
● The identification of year round use and programming features (including but not
limited to public art, lighting and related infrastructure to support outdoor
activities)
● The creation of the shared space, integrating roadway access into the plaza space,
with priority given to pedestrian access and safety.
The Committee notes that many of the above items have been referenced in the
‘Response to Urban Design Principles’, but not integrated into the DC regulation or
appended Site / Landscape Plan.
